It offers sweeping views of Kahoolawe, Molokini and the dazzling Pacific Ocean and a friendly casual atmosphere. Fronting the property is Sugar Beach, well known for its romantic sunsets, great swimming, miles of unspoiled strolling beach and seasonal whale watching. Kihei Beach offers central air conditioning, oceanfront pool area, gas barbecues, laundry facilities and free parking. The interiors include fully equipped kitchens, cable television, free local phone service, private lanais, complimentary high-speed internet service and luxury linens supplied directly by Ali’i Resorts.

Check-In / Check-Out Times

  • Check-in time is 4:00 PM / Check-out time is 10:00 AM
  • Valid identification and matching valid accepted credit card required at the time of check-in.
  • All guests are required to complete the registration form within 24 hours of arrival with Alii Resorts, LLC and, if required, register with the property. Failure to complete the registration form may result in access code deactivation and/or immediate eviction.

Reservations

  • Confirmed reservations will receive a letter of confirmation with a reservation number after the signing of the E-signature document.
  • Rates are subject to change.
  • All rates are subject to 14.42% Hawaii State GE/TA Tax as required by law and are based on Standard Occupancy.
  • All rates are subject to a 3% Maui County Tax required by law and are based on standard occupancy.
  • State and County taxes are subject to change and any adjustment will require full payment prior to check-in. In the event changes are enacted, you will be notified to make any additional payment. These changes can occur after the original full payment is made.
  • A 3-night deposit is required at the time of booking for reservations under 28 nights.
  • Long Stay Reservations: Any stay 28 nights or longer requires a deposit equal to 25% of the total value of the reservation.
  • We accept Visa, MasterCard, Discover and AMEX credit card payments.
  • Payments made by check/ACH will receive a 2% discount off the gross rent of the reservation (Deposit AND Final Payments must be made by check/ACH to receive the discount). All ACH payments will require a signed authorization form before your reservation is confirmed. ACH banks must be made with US banks.
  • Check payments must be received within 7 days of the date of booking. All check payments must be in US dollars.
  • Full prepayment is due 60 days prior to arrival (90 days for Christmas/New Year’s bookings, 120 days for stays of 28+ nights). Your final payment will be automatically charged to the credit card on file on the appropriate due date unless auto-charge is declined.
  • All reservations are subject to a Guest Service Fee that may include but are not limited to applicable cleaning and resort fees.
  • Additional cleaning fees will be added for stays less than 5 nights, when applicable.
  • A welcome kit with a starter supply of toilet paper, tissue, bar soap, paper towels, dishwashing soap, and spare trash can liners. Alii Resorts does not replenish these items.
  • Daily maid service is only provided at select properties.  However, periodic mid-stay cleanings or linen or towel exchanges are available for purchase (subject to availability and schedule). A minimum 72-hour advance notification is required to schedule additional housekeeping services/drops. Mid-stay cleaning services, linen, and towel exchanges occur between 9:00 am and 6:00 pm on the scheduled date. Depending on your unit, guests may be asked to not be present during elective housekeeping services such as a mid-stay clean.

Property Damage

  • Accidental Property Damage Waiver: Accidental Property Damage Waiver affords protection to guests for accidental reported breakage or damage to the individual rental home up to a maximum of $1000. Damage must be reported by the guest to the Alii Resorts office prior to departure. Damage not reported by guests will not be covered by Accidental Property Damage Waiver and the guest will be responsible for any damages incurred. Cost is $50, $60, $70 or $80 (varies by unit size/location) + tax and is non-refundable. This waiver protection is added to the total reservation cost.
  • Each unit is inspected prior to arrival and again following departure. Charges will be assessed for the repair / replacement of any damaged or missing items.
  • Guests agree that any applicable damages / missing items will be charged to the credit card on file.
  • Each unit is inspected prior to arrival and again following each guest departure. Should your unit require excessive cleaning following your departure, additional charges will apply, and cannot be covered by the Damage Waiver.

Cancellation and Changes

  • A fee of 10% of the gross rent or $200, whichever is greater, will be assessed for cancellations received 60+ days prior to arrival (90+ days for Christmas/New Year’s, 120+ days for Long Stay). For cancellations received within 60 days of arrival (90 days for Christmas/New Year’s bookings, 120 days for stays of 28+ nights) or after arrival date. No refund is available unless space can be re-rented. If space can be re-rented, a pro-rata refund will be issued for reservations paid in full. Cancellations are subject to a processing/handling fee.
  • Approved refunds will be remitted via check only and mailed to the address on file.
  • Guest is responsible for the effects of changes in the exchange rate and all fees. Refunds will not be issued due to exchange rate changes.
  • No refunds are given for unused nights, late arrival, early departure, or no-shows. Should guest fail to make payment on or before the final balance due date, the reservation may be declared in default and all monies forfeited.

COVID-19 Exposure

  • An inherent risk of exposure to COVID-19 exists in any public place where people are present. COVID-19 is an extremely contagious disease that can lead to severe illness and death. By visiting the island of Maui, you voluntarily assume all risks related to exposure to COVID-19.

Early Check-In or Late Check-Out

  • An Early Check-In or Late Check-Out may be available at 50% of the non-discounted daily rate on participating condos.

Holidays

  • Christmas/New Year’s reservations are not subject to normal discounts and minimum nights are required based on unit size. A 10- night minimum is required on 1-bedroom units and a 14-night minimum is required on 2- and 3-bedroom units.

Rental Occupancy

  • Standard Occupancy is the base number of persons allowed per dwelling unit based on standard bedding and restrictions. 1-Bedroom (2 people), 2-Bedroom (4 people), 3-Bedroom (6 people).
  • Additional person(s) charge(s) of $20 plus tax per-person, per-night above standard occupancy using standard bedding to a maximum occupancy of 1-Bedroom (4 people), 2-Bedroom (6 people), and 3-Bedroom (8 people). At no time may occupancy exceed the maximum occupancy level for any unit. Maximum occupancy varies per rental. For specific maximum occupancy please contact Alii Resorts
  • Kamaole Nalu Charges $25 a day for any occupants over four no matter the age of the occupant for additional usage of the Kamaole Nalu.
  • Occupancy is restricted to the pre-approved number of guests, regardless of age. Extra occupants will result in additional charges and, depending on the property’s house rules, may serve as just-cause for immediate termination of the rental contract.
  • Children 12 and under are free (extra person fee does not apply) but are counted towards maximum occupancy.
  • All units are non-smoking. Pets are not permitted.
  • Alii Resorts, LLC is not responsible for the retrieval and return of lost and found items. Shipping/handling fees apply for mailing back lost and found items. A minimum charge of $50 plus the cost of shipping applies. Depending on circumstances, additional fees could apply.
  • Guest is responsible for all phone charges exceeding local standard service and/or additional ordered cable charges.
  • Alii Resorts, LLC is not responsible for childproofing accommodations.
  • Alii Resorts, LLC will communicate with guests as Alii Resorts is notified of disruptions to the tenants’ enjoyment due to construction projects, noise at neighboring properties, or interruption in available amenities. Properties are treated professionally for insect control. Additional measures are available upon request. Appliances and electronics which include but are not limited to; air conditioning units, TVs, DVD players, water heaters, washer/dryers, internet, and Phone service are known to be in operation upon arrival unless the guest is notified otherwise. The guest accepts that unexpected impacts happen due to construction projects, noise at neighboring properties, interruption in available amenities, insects, failed appliances/electronics, interruptions in utilities including but not limited to the internet may occur and guest agrees to hold Alii Resorts/Owner harmless for such incidents. Alii Resorts, LLC agrees to make good faith efforts to resolve the reported problem as quickly as possible.
  • Alii Resorts will work to ensure that all appliances and equipment are in proper working order. Unexpected failure of any equipment/appliances will not constitute a guest refund. Provided that Alii Resorts is promptly notified of any property or equipment defects, malfunctions, or damages, be assured that Alii Resorts will work to remedy the breakdown as soon as possible to minimize guest inconvenience.
  • Alii Resorts has no control and is not responsible for disturbances caused by adjacent properties or from nearby units within the same property. Any incidents reported will not constitute a guest refund. However, be assured that Alii Resorts will make every effort possible to minimize guest inconvenience within our control.
  • Should maintenance issues arise, guests are required to allow reasonable access to the property to provide remedy, and to make necessary inspections and repairs. Each property has quarterly pest control services which treat for pests found in tropical climates. Pest control issues will not constitute a guest refund. However, Alii Resorts will work to eradicate the problem as soon as possible. Maintaining a food-free sink, garbage disposal, countertops, floors, and trash will help to minimize the proliferation of tropical pests.
  • Owner and /or Alii Resorts, LLC, and /or hired vendors of Owner/Alii Resorts, LLC may enter property with 24-hour notice to tenants occupying unit (except during scheduled cleanings and emergencies) to perform necessary repairs or maintenance, inspect unit or show unit, if necessary.
  • Alii Resorts, LLC reserves the right to change guest condominium/home accommodation. In most cases, this is due to repairs, condo owner use, and/or acts of God. If this should happen, Alii Resorts, LLC will make good faith efforts to provide you with another condominium/home of equal or greater value at the same rate you were paying or refund the difference for a lower rate condominium/home or allow cancellation of guests reservation without a cancellation penalty. We strongly recommend trip protection for all reservations. Trip protection will take precedence when available.
  • Guests and other parties involved with the reservation, including but not limited to, travel agents or online travel agents, hereby agree to verify all reservation details including, but not limited to, the accuracy of the rate, applicable fees, condominium complex, and condominium unit number specified in the reservation confirmation.
  • Alii Resorts, LLC is not responsible for any third party’s failure to display or provide current photos of the property or for variation in 3rd party posted rates. All 3rd parties are advised to and are responsible for posting accurate rates. Alii Resorts, LLC does not control, nor is responsible for any 3rd party booking site fees. House Rules

  • Every resort has “quiet hours” – please see your in-room compendium for the exact hours. Please be conscious of noise from any source in order that other residents shall not be disturbed. Please follow any property rules that may be outlined in your compendium or provided/posted by the resort management.
  • The resort’s House Rules are included in your compendium or may be provided by resort management. Guests are responsible for not violating any of those house rules and for any fines resulting from a violation of guests of the condo or their visitors.   • This reservation policy represents the entire Agreement of the guests and Alii Resorts, LLC, and may be modified only in writing. It will be governed by the laws of the State of Hawaii and will be binding on a successor, assigns, or devisees. If any provision in this reservation policy is unenforceable, the remaining provisions are valid and enforceable and apply to all occupants within the accommodation.

Vacation and Family Visit

This was our very first time on Maui, and our stay was delightful. A large part of what made it so great was our condo. The location is lovely with great views. The condo is well supplied with about anything you could need. The furniture, decor, and overall style of the condo felt like Hawaii and was like new. Beds were comfy with plenty of pillows. We would...actually, will stay here again. Mahalo!

Nice Place, Good Location

The condo had an excellent lanai overlooking the ocean and the Kihei Canoe Club site. Roosters greeted us every morning! Conveniently located without traffic congestion. All in all, a very nice location and beautiful condo. Aloha!

Great Location

We loved our unit! Having coffee and cocktails on the balcony was a perfect way to start and end our day. We loved watching the outrigger canoes each day. The location was easy to get everywhere. We could take long walks on the beach. We loved having a kitchen and 2 bedrooms. We spent 13 nights so having our own space was important. Highly recommend this unit!

Great Stay

We loved the unit, the great view, and the location on the island. Property management was communicative and we had no issues. Would definitely stay here the next time we come to Maui!  

Perfect Spot

This was our first trip to Maui. This condo is a perfect location, we watched the canoe club go out every morning as we drank coffee on the porch. Such beautiful views out the master bedroom also. Kids room window faces the walkway/entrance so we didn’t open that as much. Best shaved ice on the island is across the street, which was a huge plus for afternoon cool downs after a long day at the beach. The condo was great for our family of four (4yr old and 7 yr old). Clean and has all the basics. They have beach towels, coolers and beach chairs. We did end up buying our own umbrella and a few sand toys at Walmart which wasn’t hard to do (tip: hit Walmart and target when you land so you don’t have to drive back there mid week). The beach at the condo was great for long walks but not really a set up and stay for the whole day. Our fav beach for kids was Wailea public beach, it’s free parking, it’s shallow and gentle waves and you can rent paddle boards/etc from the hotel booths near the beach. Will for sure be returning!

Great Place, on a Beautiful Beach!

This place is a must stay. Perfect for whale watching. Listening to the waves at night will put you to sleep. Perfect 2 bedroom/2bath. Enough room for 4 people! We will definitely rent here again. The 4 beach chairs was a great surprise.

Great stay all around !

We were EXTREMELY pleased with the unit and the location. Right on the water, sandy beach, pool, small grassy lawn with loungers for sunbathing. Great 180° views up and down the beach from the balcony and from inside ---- it's an end unit with large side window in dining area and full glass wall at the end. Waves crashing below. Quiet area. Ample parking. Centrally located to island's attractions. Keihe's shopping and very good restaurants nearby (a couple miles). Everything inside was comfortable, clean, and in working order (apparently recently updated). Fast wireless internet and TVs in bedrooms as well as living room. AC had no problem keeping the place cool. (Our visit in late August was hot with very little rain.) Washer and dryer in the hall. Big refrigerator with good ice maker. Quiet dishwasher. We spent a lot of time on the balcony where there is a table with four chairs. It's orientation is westerly ---- the chairs were in shade all morning and until about 2:30 in the afternoon. Should be a great spot perfect for whale watching in winter months. Checkin was contactless. Combo lock, no keys. Unit is #510, 5th floor, with good elevator. It's a 2Br, set up for a couple and two singles. We were only a couple so it was especially comfortable.

Kihei Beach Condo

What a beautiful condo with amazing views! From our booking to our greeting by Ali'i Resort's representative, we were given excellent recommendations and introduced to our accommodations. The area is easily accessible to Kihei and north to Lahania. The outrigger canoes added extra enjoyment throughout our stay. It's a perfect place to stay.

Can we just keep this place a secret????

We have stayed at Kihei Beach for several years and love the entire facility, but we always reserver early so we can get our favorite room on the corner which is Room 510.

perfect place to stay

I really hate to write a review because it will just let more people in on this gem. I love,love,love this complex. We have stayed in many units. Each one has its unique features. This one has a mesmerizing view out of the dining area window. We sat and watched the tutrtles off the jetty daily along with the outriggers. Had a beautiful view of Kihei and the shoreline. The view off the lani was great for watching whales and morning coffee as well as sunsets and a glass of wine. This unit was surprisingly pretty stocked with most of the essentials in the kitchen. It was very clean. I would definately recommend this units

Awesome!!!

Awesome!!! We really like this unit because you have good views of the ocean and the beach. It is in a good central location , there is an open market across the road and you are close to shopping areas. Loved watching the whales from our lanai!!! This was our third time here and we just love it!! Especially love to watch the sunsets from the lanai!!

We will be back!

Stayed in 510 at Kihei Beach Condominiums,could not have been better. Lovely 2 bedroom 2 bath,,my bedroom faced the front of the building so it was noisy with the traffic sounds,,I would take ear plugs next time,,not a big deal though. The kitchen was fully equipped and we prepared all sorts of meals. There are 2 large Bbq's for all to use. No need to pack lots of cloths as they have a washer and dryer in the unit,,they also provide the soap. Lovely lanai to watch the sunset,,the Outrigger Canoe Club is right next door and it was fun to watch them practise each morning. There is a nice pool to cool off in,and a lovely grassy are with loungers. You can walk endlessly along the beach which is mere steps away. Can't wait to return!

Great condo

We have stayed in Kihei previously and this has been our favorite condo. The views are beautiful, especially from the dining window. The amenities were nicely updated. We had the bonus of seeing sea turtles each day from the condo. It was great to be so close to the farmers market. We always enjoy the proximity of Kihei to the rest of Maui - centrally located but Sugar Beach is still uncrowded. We definitely plan to return. We also want to say that ali'i management staff were great, friendly, and made our check-in, stay, and checkout simple.

Won't stay anywhere else but here!

This location was excellent! My first time to Maui, or any of the islands for that matter! Its perfect for a family, a pair of couples, a romantic getaway, or a group of friends! Right on the beach. It was comfortable, you don't need to pack a blow dryer. . Stores across the street or 10 minutes down the road. The staff was Excellent and very attentive and courteous. The inside was remodeled. . I can't say enough, other than we will be back!

Wonderful, Incredible Visit

What a beautiful condo our unit was. It was well equipped with everything one could need, and beautifully remodeled and furnished. The views were spectacular and we loved watching the conoe's next door. All in all it was a lovely vacation spent at a beautiful place. Thank you, Linda

Perfect Ocean-Front Condo

This is true ocean-front--the only thing between you and the beach is a little strip of grass with deck chairs. It's also a corner unit, with greater than 180-degree unobstructed views. The unit itself is comfortable and nicely updated. The building is a bit outdated, but the beach-side common areas (showers, pool, lawn with deck chairs) are in great shape. There's a long, uninterrupted stretch of beach to the North; it's not as nice as the beaches in South Kihei or Makena, but it's plenty good enough, and I never saw it crowded. The location is quiet but convenient: the main drag of Kihei is 5-10 minutes away; Ma'alea harbor (one of the two main excursion ports) is 10-15 minutes; and a large convenience store and farmer's market are right across the street. Very minor complaints: - The shower stalls are large, but there is no bathtub (and no hot tub on the property). - The showers have fixed panels rather than sliding doors, so you can't stand out of the way of the cold water when you first turn on the shower. All in all, definitely surpassed my expectations, and was a perfect home base for our vacation.

New Years visit to Maui

North Kihei beaches are great for walking or jogging. I like South Kihei better for snorkeling or swimming. This unit is very nice: completely upgraded with amazing views and right on the water. the kitchen is very nice and well equipped. Bathrooms are luxurious as well. we watched the canoe races from our lanai.

Maybe the best location in Kihei.

We thoroughly enjoyed our week here. Listening to the pounding surf will literally put you to sleep. Enjoy your morning walk on the beach just a few steps from the door. Everything was just as advertised - no surprises. Wonderful relaxing times on the lanai with morning cup of coffee. All amenities worked to perfection, with the exception of the internet - which I really didn't need. For the most part, this is a quiet part of the beach. Next door is the canoe/kayak launch, but they really don't make much noise. We rather enjoyed watching the launches from shore. Some times there was more noise than others, but nothing that bothered us. One time a stranger came walking through the lawn bumming cigarettes. We would totally stay here again on our next trip to Maui. Hopefully sooner than later.

Awesome stay

This unit is absolutely wonderful. The oceanfront location (you are right on the beach!), the 180 panoramic view of the sea and the convenient location say it all. It's very well kept as well. There's a canoe club right beside the building, we joined the club one morning and did some paddling. That was so much fun. Management company was really professional and helpful. We will definitely stay there again!

Great Location to see all of Maui

My family of four spent a week at this condo. It met all our need without exception. Beautifully renovated kitchen and bathrooms and the view from the lanai couldn't be better. Convenient aBC store and shave ice place, as well as small farmers' market right across the street. Easy access to the rest of Kihei and Wailea further south. 20 mins. ride or so from the airport. Lahaina and Road to Hana not far away. One thing: the beach there is not good for swimming, so we picked out beaches in Wailea to go swim and snorkel. All in all, a thumbs up for this place, we'll definitely consider coming back.

This condo by the sea provides a wrap around view of the ocean.

The condo is renovated to be both current and comfortable. Nicely done. The kitchen provides all of the comforts of home and the entertainment has been upgraded. We really loved staying here. The only thing I can think of to make it better is if the lanai furniture were tall.

Would not come the the Islance unless we can rent #510

An amazing getaway

This unit was excellent for our family of four with two small children. Being on the corner offered amazing views of the water and the canoe club next door, there was never a dull moment while sitting on the balcony. The unit was large and clean and offered all the amenities of home while in paradise. We would absolutely stay here again.

Paradise

This condo was fabulous. The owners did not cut corners on it; the kitchen is beautiful. It has very nice appliances. Even small items like the dishes seemed of quality. Each morning I enjoyed a cup of coffee while watching the whales breach off the lanai. In the evening, I'd open the window in the bedroom and listen to the sounds of the ocean only a few feet away. There were few people on the beach; it was as if it were our own. The aBC store across the street was convenient too. We also utilized the buildings community BBQ grills. I will certainly try to stay there again if ever in Maui.

Best condo yet!

We had a wonderful time in Kihei. We don't like the large resort hotels and this was perfect. Quiet, beautiful, and the view from the corner unit was spectacular. We would definitely request the same unit again.

Perfect holiday because of unit #410 Kihei Beach

We couldn't have chosen a better location!! You could walk for miles either way on the beach, it was central and the unit was beyond a doubt the best part!! From our lanai we could see turtles, whales, boats and of course spectacular sunsets. The corner unit gave us even more privacy, early morning sun and a better ocean view. We will definitely book our next holiday around the availability of #510.

Wonderful views, updated condo, great vacation!

The location is excellent and our stay was enjoyable. The kitchen has been updated and is lovely, but there were a few utensils and some dishes/glasses that were missing. Beds were comfortable, baths updated. The shared pool was too cold for comfort, but over all, a very nice place to stay. A highlight of our recent visits to Kihei has been attending the nearby Keolahou Congregational Church. The rental agency has always treated us well and we have used them several times.

We've been to Maui several times and have used ali'i the last couple. We love Kihei Beach Resort and truly appreciate the service we have received from ali'i. Your customer service is excellent from the time we book our stay to the time we have to say goodbye to Maui. We will continue to book through ali"i and rent at Kihei Beach Resort.

Ocean front relaxation

Great corner unit with beautiful views. Just a hop and a skip and your on the beach. Quiet and relaxing this was our fourth stay at Kihei Beach Condo's. This unit has been taken well care of and the service as always was spot on.

First Family Vacation!!

Very helpful staff that provided a crib and highchair for the little one. Helped me book a Luau. The views from the Condo were fantastic, a nice surprise to be able to see the outrigger boats from the "extra" window in the eating area!! Tasteful decor in the nicley remodeled unit. Just fantastic!!! We will most certianly be back next summer...just making sure we stay a few more nights :)
