Sugar Beach Resort is a tranquil beachfront condominium resort located in North Kihei offering sweeping views of the Pacific. There are two six story buildings with elevators and the beach fronting the property is exceptional for sunsets, swimming, windsurfing, long relaxing beach walks and spectacular seasonal whale watching. Sugar Beach Resort offers central air conditioning, a large pool area with Jacuzzi, sauna and a children's wading pool, oceanfront gas barbecues, sandwich shop, bar and free onsite parking. The interiors include fully equipped kitchens, washers & dryers, cable television, free local phone service, private lanais and luxury linens supplied directly by Alii Resorts.

It was great!

The condo was exactly as it was represented. The managment company was excellent. If you like to be close to the beach you can't get any closer than this .

Amazing location!

You can't beat the location of this unit and the proximity to the ocean. Waking up to the sound of crashing waves, whale watching from the lanai, enjoying walks along Sugar Beach and a cocktail as the sun set . The unit was well stocked, clean and nicely decorated. It really has everything you need! We would definitely recommend this unit to friends and family.

Just what you need for a break.

Loved the location, the accommodations, the amenities! The shops and Dina's pub was a plus! I would stay there again in a heartbeat! Loved, Loved, Loved!

First Time To Maui

We were told about Suger Beach Resort by a friend that had stayed there. We found the location perfect. We did alot of exploring and access to the main highway was quick. The accommodations were very comfortable and the veiw was undescribable. We would definitely stay at this condo next time back to Maui!

Can't wait to return!

This was our first trip to Maui.We liked this location right on the beach. Breakfast out on the lanai was great! We will be booking this same unit for next Feb.

Great place to enjoy Maui's beautiful sunsets!

Great central location for our first stay in Maui. The unit was well maintained and we enjoyed the most beautiful sunsets from the lanai.

The sound of the surf

There are really not words to describe the sights and sounds we experienced sitting on the lanai at sunset each evening. It is truly spectacular. In the morning the ocean is very calm and you can see turtles just off the shoreline. Kihei is a quiet town that was perfect for us. The seaside Bbqs were an added touch for our Costco Mahi Mahi. We highly recommend this condo as a very comfortable place to enjoy the magic of Maui.

Most amazing stay

My husband and I had the most amazing stay at Sugar Beach Resort in unit 427 in august 2013. The views from our lanai were spectacular and we could even see turtles playing right in front of us everyday as we sipped cocktails in the sun. This unit has everything you could possibly need and is in a fantastic location for exploring the rest of the island. We will definitely stay here again if we return to Maui!

Amazing time in Maui

We had a great visit to Maui staying at Sugar Beach, unit 427. This unit has wonderful updates, great beach access, the ali'i management did a great job getting us settled in. This is a very good location and we loved it. We would stay here again if we come back to Maui.

Beautiful View!

We had a great time during our week stay. The pictures of the resort is accurate. The view is beautiful! This place comes with all the tools you need to cook, go to the beach (cooler, chairs, towels). A sponge would be nice to provide next time. It's nice and quiet as long as the neighbors are not running the drier at night which only happened once. It was a nice touch to have a brita filter in the fridge so we didn't have to buy water. The bed was a little firm and the pillows are lumpy but there was a mattress pad and extra pillows in the closet which we never used. Overall would recommend this place. Thanks for sharing your wonderful home!

Perfect location

We would recommend this condo to anyone looking. We loved the location and everything about the unit. No issues at all.

Beautiful and relaxing!

Unit 427 at SB was newly updated, very clean, and well cared for. The fact that you are right on the beach can not be beat! A great location to stay, yet within driving distance of so many things to see on the island!


Everything was perfect at the condo. Was surprised how well it was stocked for all of our needs.

Best Vacation Ever!

We loved our stay at Sugar Beach! Unit 427 is fantastic! We couldn't have asked for better accommodations. We watched the gorgeous sunsets every night, enjoyed the pool, the BBQ grills (which were spotless) loved our morning walks down the beach each day... the list goes on and on. The staff at alii Resort were fantastic to work with from the first person we were in contact with on the phone to the wonderful lady that greated us at the condo.

Only a few hundred yards walk to the ocean---great walking place every morning. Beautiful ocean views (& whale sightings) from the fourth floor. Clean & convenient location.


I have and will continue to recommend sugar beach resort and ali's resorts to my friends and family. The people at ali'i are all amazing and helpful. You need something they are there. I have nothing negative to say. Location, beach, rooms, people all excellent.

An adequate unit at a special place.

Having stayed at Sugar Beach a dozen times over the years, we have seen a great many units.#427 was clean and, as all beach front units there, has a magnificently inspiring view! The furniture was sparse, however, and not very comfortable and there were WiFi problems which ali'i did take care of, but it took a couple of days. The folks who work there are great... but I think if we booked with them again, we would ask for a more comfortable unit.
  • Check-in time is 3:00pm / Check-out time is 11:00am.
  • Confirmed reservations will receive a letter of confirmation with a reservation number.
  • All units are non-smoking and pets are not permitted.
  • Rates are subject to change.
  • All rates are subject to 14.42% Hawaii State GE/TA Tax and are based on Standard Occupancy.
  • A 3-night deposit is required at time of booking. (Check deposits within 7 days of booking. All payments must be in US Dollars.)
  • Guest is responsible for the effects of changes in exchange rate and all fees. Refunds will not be issued due to exchange rate changes.
  • Full prepayment is due 60 days prior to arrival (90 days for Christmas/New Year’s bookings, 120 days for stays of 28+ nights).  Your final payment will be automatically charged to the credit card on file on the appropriate due date unless auto-charge is declined.
  • All reservations are subject to a Guest Service Fee which may include but is not limited to home and/or complex services and amenities such as parking, applicable property fees and applicable cleaning costs.
  • Applicable cleaning fees will be added for stays less than 5 nights.
  • An Early Check In or Late Check-Out may be available at 50% of non-discounted daily rate.
  • Christmas/New Year’s reservations are not subject to normal discounts and minimum nights are required based on unit size. A 10 night minimum is required on 1 bedroom units and a 14 night minimum is required on 2 and 3 bedroom units.
  • Long-Stay Reservations: Any stay 28 nights or longer requires a deposit equaled to 25% of the total value of the reservation. Final prepayment is due 120 days prior to arrival.
  • Cancellation Policy: A fee of 10% of the gross rent or $200, whichever is greater, will be assessed for cancellations received 60+ days prior to arrival (90+ days for Christmas/New Year’s, 120+ days for Long-Stay). For cancellations received within 60 days of arrival (90 days for Christmas/New Year’s bookings, 120 days for stays of 28+ nights) or after arrival date, payments will be retained. If the space can be re-rented, a pro-rata refund will be issued for reservations paid in full.
  • Approved refunds will be remitted via check only and mailed to the address on file.
  • Standard Occupancy is the base number of persons allowed per dwelling unit based on standard bedding and restrictions. 1-Bedroom (2 people), 2-Bedroom (4 people), 3-Bedroom (6 people). Additional person(s) charge of $20 plus tax per person per night above standard occupancy using standard bedding to a maximum occupancy of: 1-Bedroom (4 people), 2-Bedroom (6 people), and 3-Bedroom (8 people). Children 12 and under are free (extra person fee does not apply), but are counted towards maximum occupancy.
  • Accidental Property Damage Waiver: Accidental Property Damage Waiver affords protection to guests for accidental breakage or damage to the individual rental home up to a maximum of $1000. Damage must be reported by the guest to the Ali’i Resorts office prior to departure. Damage not reported by guests will not be covered by Accidental Property Damage Waiver and the guest will be responsible for any damages incurred. Cost is $40 + tax and is non-refundable. This waiver protection is added to the rent unless guest opt-out/decline protection in writing on Rental Agreement. If you choose to deny the damage waiver, you will be charged a refundable $400 cash security deposit.
  • Guest is responsible for all phone charges exceeding local standard service.
  • All guests are required to complete the registration form within 24 hours of arrival with Ali’i Resorts and, if required, register with the property. Failure to complete the registration form may result in immediate eviction.
  • All guests are required to abide by the Rules of the vacation rental property.
  • Owner and /or Ali’i Resorts and /or hired vendors of Owner/Alii Resorts may enter property with 24-hour notice to tenants occupying unit (except during scheduled cleanings and emergencies) to perform necessary repairs or maintenance, inspect unit or show unit, if necessary.
  • Ali’i Resorts, LLC reserves the right to change your condominium accommodation due to repairs, condo owner use and acts of God. If this should happen, Ali’i Resorts, LLC will make efforts to provide you with another condominium of equal or greater value at the same rate you were paying, or refund the difference for a lower rate condominium, or allow cancellation of your reservation without a cancellation penalty.
  • Guests and other parties involved with the reservation, including but not limited to, travel agents or online travel agents, hereby agree to verify all reservation details including, but not limited to, the accuracy of the rate, applicable fees, condominium complex, and condominium unit number specified in the reservation confirmation.  Ali’i Resorts is not responsible for any third party’s failure to display or provide current photos of the property.  The most current photos are located at
