There are two six story buildings with elevators and the beach fronting the property is exceptional for sunsets, swimming, windsurfing, long relaxing beach walks and spectacular seasonal whale watching. Sugar Beach Resort offers central air conditioning, a large pool area with Jacuzzi, sauna and a children's wading pool, oceanfront gas barbecues, sandwich shop, bar and free onsite parking. The interiors include fully equipped kitchens, washers & dryers, cable television, free local phone service, private lanais and luxury linens supplied directly by Alii Resorts.

Absolutely awesome ocean view!!

We are repeat visitors to Maui & have always stayed in this beautiful location at Sugar Beach! The unit has been nicely upgraded by the owners & is very well equipped. The important thing on Maui is "location, location, location", & you won't find a better one than in 519! Can't beat having our morning coffee on the lanai watching the whales, or watching the sunset while enjoying a glass of wine in the evening! Sugar Beach is a central location for all we want to do on the island. Driving anywhere on the island is easy, and all the shopping and restaurants are easily accessible from Sugar Beach! While here, make sure you take in all the sites..... The surf on the north shore ( watch turtles come onto shore in groups about 5 pm,) whale watching (our favorite!), drives through all the little communities, (always an adventure), Hana Hwy, Crater at Haleakala,& SO MUCH more! When referring to Maui, we use the term, "paradise", as nothing else truly fits! Can't find anything better for our winter escape, so we just keep coming back to Maui, Sugar Beach, & #519! We're never disappointed! A must try for others!


Amazing place. Stayed many times and will continue. Feels like home. Always paradise. So many places to explore and eat. Always happy with beach Sun and book in my hand. Can walk to stores, shaved ice, and store. Watch paddle boarders,kites, surfers and you could fined us boogie boarding.

Sugar Beach Resort 519

Just finished a week at unit 519 of Sugar Beach Resort. Water front one bedroom. Had a great time. Great beach you could walk for a couple miles. The unit was well appointed and had everything we needed. Met our neighbours at the BBQ area. It was quite social. We also enjoyed dealing with ali'i Resorts, the managers of this property. Will call ali'i again and would stay here again. We would give this unit a 4 plus as it was recently reno'd. On the down side, very small things. Noisy bathroom fan, dull knives in the kitchen and a glass cutting board. Also found it quite windy compared to south Kihei. We found the pillows to be lame so we bought new ones. Next guy can have a better sleep.

Sugar Beach Resort #519

Beautiful condo right on the beachfront of Sugar Beach. The view of the oceanfront from this unit was incredible. Enjoyed many sunsets on the lanai. The kitchen was equip with everything you need to cook a great meal. The only thing I would change is the condition of the bed. The bedspread needed cleaning and the mattress and pillows should be updated. But this issue is not a deal breaker for us we would gladly stay here again.


Maui, Sugar Beach Resort, Condo #519 all exceeded our expectations. Everyone was absolutely perfect. What more can I say.

Outstanding experience!

The condo was beautiful, updated and quiet. The view was amazing. The rental service was so friendly and helpful. I would use this rental service again. Outstanding vacation.

Most Relaxing Vacation Ever!

Stayed with my hubby for 10 beautiful sun soaked days in May 2013. Not a fancy property, built in the 70's but very well kept. Definitely being on a 6 mile beach is an advantage. The greeter from ali'i Resorts met us in the unit after check in. Barbara was very personable and even had someone deliver a rice cooker to us at my husband's request because he wanted to steam king crab legs. The unit was very clean and the view was wonderful. The queen bed seemed small for us and the TV was on the dresser on the side of the room so one of us had no view. Note to management...please hang TV on wall!!! Also the dryer hookup is very strange. Its not vented outside, its to the bathroom fan. Not sure if this is legal. Seems a little hokey. My favorite part of this trip was the 7:15am water aerobics each morning at the pool with Lindy. She is awesome and a class act! I must have raved about it so much that my husband started doing it with our group! Also the location of the property was great. Not too far from the rest of Kihie/Wailea or Kahalui or Lahaina. One more thing...everyone at the property is very friendly and amicable. I've never met so many nice travelers (80% are from Wa state like us!)by the pool or at the bar-b-que grill. Very enjoyable trip!

Another awesome experience at Sugar Beach resort!!!

Spent another fantastic 6 week vacation at Sugar Beach! We were warmly greeted by ali'i agents who took care of our needs & ensured our vacation was worry free. Our updated unit was clean & well-stocked, and made our stay a memorable one! The view from the lanai is awesome! Morning coffee on the lanai provided us with a perfect view of whales & turtles near shore, while evening views gave us the beautiful sunsets! A great stay in Maui is all about location, & Sugar Beach provides just that! The resort itself provides all the amenities needed for a great holiday, & agents will gladly organize tours & advise you of great Maui experiences! If you want a terrific vacation, this unit will meet all your needs!


Staff members at the resort were very friendly. The rental agency was quick to resolve any issues that came up. The Condo was clean, and well maintained. We had a wonderful stay, and hope to visit again soon.

breathtaking views and great location

We had a wonderful time. The unit was clean and well stocked. The check in was hassle free and easy. Ali'i Resots management went out of it's way to accomodate us and took care of any of our concerns immediately. I would definitely stay at this unit again. The beach is fantastic and we enjoyed our morning walks.

February in Kihei

Loved the unit, great view, nice complex with beautiful grounds. Well maintained. Nice pool. Long stretch of Sugar Beach with just a few other complexes next to it. We prefer North Kihei for it's quiet, relaxed atmosphere. The ocean waters on that end are not as nice as South Kihei, but they are close enough that it isn't an issue for us. Love Kam I, II, and Charly Young beach so we always go there too. But having the Sand Witch on the property was a big plus. The Unit has washer and dryer which was so nice for us, and it was completely outfitted with everything you could need in the kitchen, a nice change from the unit in Hana we had just come from. The only negative thing I could say was that it had a Queen Size bed, and when you have a 6'5" husband who is used to a King bed that is an issue after all! That would keep us from renting this unit again, but we would definately stay at the Resort again. Whale watching from the lanai was fun. Also, the fold out couch, not very comfortable. Do they make a comfortable one??? Many thanks to Carnie who once again helped us locate a great place.

Wonderful time at Sugar Beach

We were in #519 at Sugar Beach, and it was well appointed with furniture and kitchen and bath needs. Even had beach towels, lunch type containers, and all that was needed. I loved being on the 5th floor, you could see out so far. Setting up to rent with ali Resorts was easy and when I needed clarification on some part, they responded fast. I'd love to rent it for a month, that was the only bad part, we had to go home way too soon!

Good for the price

We came to Maui for a wedding but spent much of the time doing our own thing. The location was fine, anything we wanted was within 5-15 miles away. The service from the rental agency was very prompt. The vacation home was comfortable for 2 people but would have been small for more than that in my opinion. The lanai was big enough but cramped with too much furnature. It was nice to have a washer and dryer in the unit; 2 small ice chests, 2 beach chairs; 2 beach towels. The beach at the resort was rather small so we went to other beach areas on days we wanted to just lounge at the beach. The location made it nice to drive out West or out East whenever we wanted. We received a Fall price special when we booked the room so the price for what we got was right for us. That's what we liked best about the room. However, it could use some updating like new paint, pictures, carpet.
  • Check-in time is 3:00pm / Check-out time is 11:00am.
  • Confirmed reservations will receive a letter of confirmation with a reservation number.
  • All units are non-smoking and pets are not permitted.
  • Rates are subject to change.
  • All rates are subject to 13.42% Hawaii State GE/TA Tax and are based on Standard Occupancy.
  • A 3-night deposit is required at time of booking. (Check deposits within 7 days of booking. All payments must be in US Dollars.)
  • Guest is responsible for the effects of changes in exchange rate and all fees. Refunds will not be issued due to exchange rate changes.
  • Full prepayment is due 60 days prior to arrival (90 days for Christmas/New Year’s bookings, 120 days for stays of 28+ nights).  Your final payment will be automatically charged to the credit card on file on the appropriate due date unless auto-charge is declined.
  • All reservations are subject to a Guest Service Fee which includes WiFi (when available), parking, local phone calls, applicable property fees and applicable cleaning costs.
  • Applicable cleaning fees will be added for stays less than 5 nights.
  • An Early Check In or Late Check-Out may be available at 50% of non-discounted daily rate.
  • Christmas/New Year’s reservations are not subject to normal discounts and minimum nights are required based on unit size. A 10 night minimum is required on 1 bedroom units and a 14 night minimum is required on 2 and 3 bedroom units.
  • Long-Stay Reservations: Any stay 28 nights or longer requires a deposit equaled to 25% of the total value of the reservation. Final prepayment is due 120 days prior to arrival.
  • Cancellation Policy: A fee of 10% of the gross rent or $200, whichever is greater, will be assessed for cancellations received 60+ days prior to arrival (90+ days for Christmas/New Year’s, 120+ days for Long-Stay). For cancellations received within 60 days of arrival (90 days for Christmas/New Year’s bookings, 120 days for stays of 28+ nights) or after arrival date, payments will be retained. If the space can be re-rented, a pro-rata refund will be issued for reservations paid in full.
  • Approved refunds will be remitted via check only and mailed to the address on file.
  • Standard Occupancy is the base number of persons allowed per dwelling unit based on standard bedding and restrictions. 1-Bedroom (2 people), 2-Bedroom (4 people), 3-Bedroom (6 people). Additional person(s) charge of $20 plus tax per person per night above standard occupancy using standard bedding to a maximum occupancy of: 1-Bedroom (4 people), 2-Bedroom (6 people), and 3-Bedroom (8 people). Children 12 and under are free (extra person fee does not apply), but are counted towards maximum occupancy.
  • Accidental Property Damage Waiver: Accidental Property Damage Waiver affords protection to guests for accidental breakage or damage to the individual rental home up to a maximum of $1000. Damage must be reported by the guest to the Ali’i Resorts office prior to departure. Damage not reported by guests will not be covered by Accidental Property Damage Waiver and the guest will be responsible for any damages incurred. Cost is $40 + tax and is non-refundable. This waiver protection is added to the rent unless guest opt-out/decline protection in writing on Rental Agreement. If you choose to deny the damage waiver, you will be charged a refundable $400 cash security deposit.
  • Guest is responsible for all phone charges exceeding local standard service.
  • All guests are required to complete the registration form within 24 hours of arrival with Ali’i Resorts and, if required, register with the property. Failure to complete the registration form may result in immediate eviction.
  • All guests are required to abide by the Rules of the vacation rental property.
  • Owner and /or Ali’i Resorts and /or hired vendors of Owner/Alii Resorts may enter property with 24-hour notice to tenants occupying unit (except during scheduled cleanings and emergencies) to perform necessary repairs or maintenance, inspect unit or show unit, if necessary.
  • Ali’i Resorts, LLC reserves the right to change your condominium accommodation due to repairs, condo owner use and acts of God. If this should happen, Ali’i Resorts, LLC will make efforts to provide you with another condominium of equal or greater value at the same rate you were paying, or refund the difference for a lower rate condominium, or allow cancellation of your reservation without a cancellation penalty.
  • Guests and other parties involved with the reservation, including but not limited to, travel agents or online travel agents, hereby agree to verify all reservation details including, but not limited to, the accuracy of the rate, applicable fees, condominium complex, and condominium unit number specified in the reservation confirmation.  Ali’i Resorts is not responsible for any third party’s failure to display or provide current photos of the property.  The most current photos are located at
