It offers sweeping views of Kahoolawe, Molokini and the dazzling Pacific Ocean and a friendly casual atmosphere. Fronting the property is Sugar Beach, well known for its romantic sunsets, great swimming, miles of unspoiled strolling beach and seasonal whale watching. Kihei Beach offers central air conditioning, oceanfront pool area, gas barbecues, laundry facilities and free parking. Ali’i Resorts Reservation Policy

Check-In / Check-Out Times

  • Check-in time is 4:00 PM / Check-out time is 10:00 AM
  • Valid identification and matching valid accepted credit card required at the time of check-in.
  • All guests are required to complete the registration form within 24 hours of arrival with Ali’i Resorts, LLC and, if required, register with the property. Failure to complete the registration form may result in access code deactivation and/or immediate eviction.

Reservations

  • Confirmed reservations will receive a letter of confirmation with a reservation number after the signing of the E-signature document.
  • Rates are subject to change.
  • All rates are subject to 14.42% Hawaii State GE/TA Tax as required by law and are based on Standard Occupancy.
  • A 3-night deposit is required at the time of booking for reservations under 28 nights. (Check deposits within 7 days of booking. All payments must be in US dollars.)
  • We accept Visa, MasterCard, Discover and AMEX credit card payments.
  • Payments made by check/ACH will receive a 2% discount off the gross rent of the reservation (Deposit AND Final Payments must be made by check/ACH to receive the discount). All ACH payments will require a signed authorization form before your reservation is confirmed.
  • Check payments must be received within 7 days of the date of booking. All check payments must be in US dollars.
  • Long Stay Reservations: Any stay 28 nights or longer requires a deposit equal to 25% of the total value of the reservation.
  • Full prepayment is due 60 days prior to arrival (90 days for Christmas/New Year’s bookings, 120 days for stays of 28+ nights). Your final payment will be automatically charged to the credit card on file on the appropriate due date unless auto-charge is declined.
  • All reservations are subject to a Guest Service Fee that may include but are not limited to applicable cleaning and resort fees.
  • Additional cleaning fees will be added for stays less than 5 nights, when applicable.

Property Damage

  • Accidental Property Damage Waiver: Accidental Property Damage Waiver affords protection to guests for accidental reported breakage or damage to the individual rental home up to a maximum of $1000. Damage must be reported by the guest to the Ali’i Resorts office prior to departure. Damage not reported by guests will not be covered by Accidental Property Damage Waiver and the guest will be responsible for any damages incurred. Cost is $40.00 + tax and is non-refundable. This waiver protection is added to the total reservation cost unless guests opt-out/decline protection in writing on Rental Agreement. If you choose to deny the damage waiver, you will be charged a refundable $400 cash security deposit.

Cancellation and Changes

  • A fee of 10% of the gross rent or $200, whichever is greater, will be assessed for cancellations received 60+ days prior to arrival (90+ days for Christmas/New Year’s, 120+ days for LongStay). For cancellations received within 60 days of arrival (90 days for Christmas/New Year’s bookings, 120 days for stays of 28+ nights) or after arrival date. No refund is available unless space can be rerented. If space can be re-rented, a pro-rata refund will be issued for reservations paid in full. Cancellations are subject to a processing/handling fee.
  • Approved refunds will be remitted via check only and mailed to the address on file.
  • Guest is responsible for the effects of changes in the exchange rate and all fees. Refunds will not be issued due to exchange rate changes.

COVID-19 Exposure

  • An inherent risk of exposure to COVID-19 exists in any public place where people are present. COVID-19 is an extremely contagious disease that can lead to severe illness and death. By visiting the island of Maui, you voluntarily assume all risks related to exposure to COVID-19.

Early Check-In or Late Check-Out

  • An Early Check-In or Late Check-Out may be available at 50% of the non-discounted daily rate on participating condos.

Holidays

  • Christmas/New Year’s reservations are not subject to normal discounts and minimum nights are required based on unit size. A 10- night minimum is required on 1-bedroom units and a 14-night minimum is required on 2- and 3-bedroom units.

Rental Occupancy

  • Standard Occupancy is the base number of persons allowed per dwelling unit based on standard bedding and restrictions. 1-Bedroom (2 people), 2-Bedroom (4 people), 3-Bedroom (6 people).
  • Additional person(s) charge(s) of $20 plus tax per-person, per-night above standard occupancy using standard bedding to a maximum occupancy of 1-Bedroom (4 people), 2-Bedroom (6 people), and 3-Bedroom (8 people).
  • Children 12 and under are free (extra person fee does not apply) but are counted towards maximum occupancy.
  • All units are non-smoking. Pets are not permitted.
  • Ali’i Resorts, LLC is not responsible for the retrieval and return of lost and found items. Shipping/handling fees apply for mailing back lost and found items. A minimum charge of $40 plus the cost of shipping applies.
  • Guest is responsible for all phone charges exceeding local standard service and/or additional ordered cable charges.
  • Ali’i Resorts, LLC is not responsible for childproofing accommodations.
  • Ali’i Resorts, LLC will communicate with guests as Ali’i Resorts is notified of disruptions to the tenant’s enjoyment due to construction projects, noise at neighboring properties, or interruption in available amenities. Properties are treated professionally for insect control. Additional measures are available upon request. Appliances and electronics which include but are not limited to: air conditioning units, TV’s, DVD players, water heaters, washer/dryers, internet, and
    phone service are known to be in operation upon arrival unless the guest is notified otherwise. The guest accepts that unexpected impacts happen due to construction projects, noise at neighboring properties, interruption in available amenities, insects, failed appliances/electronics, interruptions in utilities including but not limited to the internet may occur and guest agrees to hold Ali’i Resorts/Owner harmless for such incidents. Ali’i Resorts, LLC agrees
    to make good faith efforts to resolve the reported problem as quickly as possible.
  • Owner and /or Ali’i Resorts, LLC, and /or hired vendors of Owner/Alii Resorts, LLC may enter property with 24-hour notice to tenants occupying unit (except during scheduled cleanings and emergencies) to perform necessary repairs or maintenance, inspect unit or show unit, if necessary.
  • Ali’i Resorts, LLC reserves the right to change guest condominium/home accommodation. In most cases, this is due to repairs, condo owner use, and/or acts of God. If this should happen, Ali’i Resorts, LLC will make good faith efforts to provide you with another condominium/home of equal or greater value at the same
    rate you were paying, or refund the difference for a lower rate condominium/home, or allow cancellation of guest’s reservation without a cancellation penalty.
  • Guests and other parties involved with the reservation, including but not limited to, travel agents or online travel agents, hereby agree to verify all reservation details including, but not limited to, the accuracy of the rate, applicable fees, condominium complex, and condominium unit number specified in the reservation confirmation.
  • Ali’i Resorts, LLC is not responsible for any third party’s failure to display or provide current photos of the property or for variation in 3rd party posted rates. All 3rd parties are advised to and are responsible for posting accurate rates. Alii Resorts, LLC does not control, nor is responsible for any 3rd party booking site fees. Guest & Ali’i Resorts Agreement

  • Guests agree that any disagreements pertaining to this reservation policy will first be attempted to be resolved by good faith negations. Guests and Alii Resorts, LLC agree that if a dispute has not been successfully resolved within 30 days, the matter will be submitted to mediation for resolution in Maui, Hawaii prior to any litigation and any litigation pertaining to this reservation policy will take place exclusively in courts located in Maui County, Hawaii.
  • This reservation policy represents the entire Agreement of the guests and Alii Resorts, LLC, and may be modified only in writing. It will be governed by the laws of the State of Hawaii and will be binding on a successor, assigns, or devisees. If any provision in this reservation policy is unenforceable, the remaining provisions are valid and enforceable and apply to all occupants within the accommodation.

Living in Paradise for a week

Everything met my expectations and even exceeded them. My only disappointment was that I had to leave and go back to the real world. The condo was spacious, comfortable and clean. In my opinion the location is superb. You are close enough but far enough away from the hustle and bustle of Kihei. The view from the lanai is relaxing, the beach is inviting and the sunsets gorgeous. I truly believe that I have found a little bit of paradise at Khei Beach Resort. Mahalo!

good location, good kichen, but bathrooms in rough shape

I think it's a overpriced compared to other units and locations I saw. If you're going to go out for dinner at all, it's a lot of driving south. It was however, nice to be walking distance to the farmers market. If your sure your going to eat in most of the time and being on the water is paramount importance the building is well situated. Note that there is no BBQ on the belcony, only a couple in the south end of parking lot.

Awesome

This was the unit I rented for my daughter and her family. It is a fabulous, redone unit and they were "blown away". My only comment would be that the remodeled, well=stocked, gorgeous kitchen was pretty dark. Otherwise - fabulous Janey Hogan I forworded the request for the review to my daughter for her imput.

Quiet and relaxing

We stayed in the Kihei Beach condo #409. What we liked were the quiet beaches and clean, roomy condo. Also, Ali'i Resorts were great at check in. What we didn't care for in this unit were the king bed in the master BR really sagged in the center and was not very comfortable, also both baths are in need of a major update and while the beach was great for long walks at night, it was not at all very good for swimming. Are stay coincided with the tsunami that occurred on March 11, 2011. We would have appreciated someone checking in with us that night to let us know what we needed to do. The sirens were blaring and the police were telling everyone to evacuate, but we had no idea where we should go or what we should do. Because we were on the forth floor, and in hindsight, we feel we made the correct decision by staying in our room, but it was a scary and unsettling night.

Kihei Beach Condo

This was our second stay at this condo resort, we just love the location and the quiet atmosphere of the resort. Would highly recommmend to others and look forward to returning again in the future. This will be our choice of rental property. Had a great time.

Maui

This is the second time we have rented a condo at Kihei Beach through alii Resorts. We have been very pleased with both the condos and the fine service the alii people have provided.

Very Modest

Thirty day stay(11/15/11--12/13/11. Upside-fair weather. Fourth or 5th stay at Kihei Beach Resort beginning in early 90's and unfortunately ending now. Over priced, very substandard unit and not partictularly clean.Blood on the bed sheets. & for 7 weeks, no pool. No excuse please. In other words a major ripoff. So, bye,bye. bob& barbarasmith

Everything we were hoping for and more.

The unit was clean and modern. It contained all of the convienences of home. The service was friendly and prompt. I don't think that there is a better location to stay on Maui. Close to shopping. Fantastic shave ice parlor right across street. I also have to mention that whenever we travel we always have trouble sleeping in the beds where we stay. The king sized bed was not only nicely sized, it was very comfortable. We slept quite well. We can't wait to book our next trip.

Great Condo

Stayed at this condo for a week in late august with our family of 4. The unit was completely remodeled with higher end finishes with central a/C and a washer/dryer. Beds were comfortable, nice linens, and the unit was clean. Cooler and 4 beach chairs were in the closet. Internet access was dedicated to just this unit, so no problems with weak connections or slow speeds. There's a pool and a nice lawn area between the building and beach with chaise lounge chairs. During our visit, the complex was very quite and very little use of the pool. There is a Farmer's Market directly across the street that's open most days, as well as a convenience store and a shave ice shop. You must visit the shave ice shop! It's rated the #2 restaurant in Maui on Tripadvisor and, once you visit, you'll understand why. The Kihei Canoe Club launches each morning directly next to the condo and we enjoyed watching them when we had breakfast on the lanai. Great full on view of the beach and water. The beach is miles long and tends to be somewhat narrow and steep so not the "ideal" beach to walk on but not bad. During our visit, few people were on the beach. The water close to shore was murky with sand. We noticed this on several beaches in Maui so maybe this is common. The area is known for being windy in the afternoon. We never noticed it much as we were usually gone. After experiencing the humidity in Maui, it was nice to have some wind to make it more comfortable. If your goal is to spend a lot of time on the beach in the afternoon and swim a lot in the water, I'd look for another place or just plan on driving to another beach. Great place to stay for first time visitors to Maui as it's centrally located to many of the areas you'll want to check out. Also good for those that don't like the crowds and "resort" feeling of West Maui. Also a great value for the size and quality of the unit compared to the resort areas.

Another great visit in an alli'i Resorts-managed property

This was our third visit in a condo managed by ali'i Resorts at Kihei Beach and this was the fourth of their condos we've rented, since we rented a neighboring condo last year for our kids at Christmas. They've all been great and the service from ali'i Resorts is terrific. They're always attentive and meticulous both before and during our stay. The location is perfect, because it's in a sleepy part of Maui, away from the huge hotels but within easy reach of anything you want to see and do, and right on the beach. It's on the beach side of South Kihei Road. If you're into glitzy hotels, crowds and expensive restaurants, this isn't for you. But if you're looking for a laid-back, relaxing visit in a well-equipped condo 25 feet from the Pacific Ocean, call ali'i Resorts and ask about Kihei Beach. Check out the interiors online.

Great Location

We have stayed at various condos in this resort. This one had some disappointments, but the location and beach can't be topped. We booked and paid extra for one more guest yet the room was missing pillows, linens, tp, dishwasher soap, etc. for 5. We felt if the rental agency booked for 5 they should have checked that there were the afore mentioned necessities for five people. The worst was not having any pre warning that there was remodeling of the unit directly below us. Sawing and pounding in the unit and on the balcony directly under our unit and balcony(even on Saturday). Hope it was a one time fault. Won't stop us from renting here again, but it did put a crimp in a quiet restful vacation in Paradise that we all were looking forward to. The condo itself is lovely and well equipped for cooking. Great wide screen TV (no instruction manual). The bathrooms were outstanding, too.

Unforgettable little slice of paradise!

Our family of 4 adults stayed 7 days in this condo the first week of October and it was perfect for us! The condo itself was beautifully appointed with a fabulous kitchen and great amenities. The lanai was my favorite spot to relax with a cup of coffee in the morning while listening to the waves crash onto the shore and watching the canoes heading out. We loved that the resort was in a part of town that was quiet and peaceful but still a close drive to everything. The farmers market across the street was perfect for grabbing some fresh fruit and the bakery had amazing macadamia nut sticky buns!! What we were most excited about was having Ulani's just steps away for the best shaved ice ever!! The beach went for miles and was good for walking, fun for boogie boarding and ok for swimming. The surf was a bit sandy and not very clear but there are a lot of other beaches nearby that are. This was our first time to Maui and will not be the last! Can't wait to come back and would definitely stay here again!!

Amazing

This condo is great -- location is great, condo was perfect for our vacation. Everything you need for your vacation is in the condo. Highly recommend and would absolutely stay here again.
