The property and adjacent Kamaole Beach together provide excellent locations for stunning sunsets, snorkeling, swimming, romantic beach strolling, and seasonal whale watching. Royal Mauian features an oceanfront pool area giving you the comfort of a pool setting with the beauty of a day at the beach. A roof top garden area with gas barbeques & panoramic views of the island as well as free parking are available to guests. The unit interiors include fully equipped kitchens, washer & dryer units, cable television, free local phone service, private lanais and luxury linen supplied directly by Ali’i Resorts.

A Note from the Owner:  This one bedroom unit is perfect to start or rekindle a romance. Our unit offers fabulous ocean front views and the sunsets from this unit are simply perfect.

High end linens, dishes and furniture will set the mood for a wonderful dinner on the lanai. The unit is air conditioned for your comfort, now it's time to come and enjoy.

Reservation Policy

  • Check-in time is 3:00pm / Check-out time is 11:00am.
  • Valid identification and matching valid accepted credit card required at the time of check-in.
  • Confirmed reservations will receive a letter of confirmation with a reservation number.
  • All units are non-smoking and pets are not permitted.
  • Rates are subject to change.
  • All rates are subject to 14.42% Hawaii State GE/TA Tax and are based on Standard Occupancy.
  • A 3-night deposit is required at time of booking for reservations under 28 nights. (Check deposits within 7 days of booking. All payments must be in US Dollars.) A 25% deposit is required at the time of booking for reservations of 28 or more nights. Final payment for 28+ night stays is due 120 days before arrival.
  • Additional cleaning fees will be added for stays less than 5 nights, when applicable.
  • Guest is responsible for the effects of changes in exchange rate and all fees. Refunds will not be issued due to exchange rate changes.
  • Full prepayment is due 60 days prior to arrival (90 days for Christmas/New Year’s bookings, 120 days for stays of 28+ nights). Your final payment will be automatically charged to the credit card on file on the appropriate due date unless auto-charge is declined.
  • All reservations are subject to a Guest Service Fee which includes WiFi (when available), parking, local phone calls, applicable property fees and applicable cleaning costs.
  • An Early Check In or Late Check-Out may be available at 50% of non-discounted daily rate.
  • Christmas/New Year’s reservations are not subject to normal discounts and minimum nights are required based on unit size. A 10 night minimum is required on 1 bedroom units and a 14 night minimum is required on 2 and 3 bedroom units.
  • Long-Stay Reservations: Any stay 28 nights or longer requires a deposit equaled to 25% of the total value of the reservation. Final prepayment is due 120 days prior to arrival.
  • Cancellation Policy: A fee of 10% of the gross rent or $200, whichever is greater, will be assessed for cancellations received 60+ days prior to arrival (90+ days for Christmas/New Year’s, 120+ days for Long-Stay). For cancellations received within 60 days of arrival (90 days for Christmas/New Year’s bookings, 120 days for stays of 28+ nights) or after arrival date, payments will be retained. If the space can be re-rented, a pro-rata refund will be issued for reservations paid in full.
  • Approved refunds will be remitted via check only and mailed to the address on file.
  • Standard Occupancy is the base number of persons allowed per dwelling unit based on standard bedding and restrictions. 1-Bedroom (2 people), 2-Bedroom (4 people), 3-Bedroom (6 people). Additional person(s) charge of $20 plus tax per person per night above standard occupancy using standard bedding to a maximum occupancy of: 1-Bedroom (4 people), 2-Bedroom (6 people), and 3-Bedroom (8 people). Children 12 and under are free (extra person fee does not apply), but are counted towards maximum occupancy.
  • Ali’i Resorts, LLC is not responsible for childproofing accommodations.
  • Accidental Property Damage Waiver: Accidental Property Damage Waiver affords protection to guests for accidental breakage or damage to the individual rental home up to a maximum of $1000. Damage must be reported by the guest to the Ali’i Resorts office prior to departure. Damage not reported by guests will not be covered by Accidental Property Damage Waiver and the guest will be responsible for any damages incurred. Cost is $40 + tax and is non-refundable. This waiver protection is added to the rent unless guests optout/decline protection in writing on Rental Agreement. If you choose to deny the damage waiver, you will be charged a refundable $400 cash security deposit.
  • Ali’i Resorts, LLC is not responsible for the retrieval and return of lost and found items.
  • Guest is responsible for all phone charges exceeding local standard service and/or additional ordered cable charges.
  • All guests are required to complete the registration form within 24 hours of arrival with Ali’i Resorts, LLC and, if required, register with the property. Failure to complete the registration form may result in immediate eviction.
  • Owner and /or Ali’i Resorts, LLC and /or hired vendors of Owner/Alii Resorts, LLC may enter property with 24-hour notice to tenants occupying unit (except during scheduled cleanings and emergencies) to perform necessary repairs or maintenance, inspect unit or show unit, if necessary.
  • Ali’i Resorts, LLC reserves the right to change your condominium accommodation due to repairs, condo owner use and acts of God. If this should happen, Ali’i Resorts, LLC will make efforts to provide you with another condominium of equal or greater value at the same rate you were paying, or refund the difference for a lower rate condominium, or allow cancellation of your reservation without a cancellation penalty.
  • Guests and other parties involved with the reservation, including but not limited to, travel agents or online travel agents, hereby agree to verify all reservation details including, but not limited to, the accuracy of the rate, applicable fees, condominium complex, and condominium unit number specified in the reservation confirmation. Ali’i Resorts, LLC is not responsible for any third party’s failure to display or provide current photos of the property or for variation in 3rd party posted rates. Perfect Honeymoon Spot

Royal Mauian #208 is everything it was advertised to be and more. Clean, comfortable, and well-appointed condo with a great view, and in a great location in south Kihei. The kitchen was well-supplied with nice quality features, the furnishings were very nice, and everything was in perfect working order. Having a/C and washer / dryer units in the condo was a major plus and made our visit that much more enjoyable. Snorkeling was good right in front of the condo (sea turtles everywhere) and the sunset views were unbeatable. We were met at the unit upon our arrival by Pat, who showed us around and enlightened us on our surroundings, making grocery and restaurant recommendations, and even providing us with a few discount coupons. She, along with Marci, Jessica and other ali'i staffers, seemed intent on making sure we enjoyed our Maui experience, which we certainly did!!

Carefree in Paradise

We found the ali'i Resorts staff to be efficient friendly and helpful. The condo was beautiful, Neat and clean. Well stocked with kitchen utensils. Bed was very comfortable. Even the pull out sofa was comfortable for an adult. The location, right on the ocean could not have been any better. Beautiful view of Kamaole 1 beach. Appreciated the cart to haul items from parking lot to the unit. Pool was clean. Plenty of chaise lounge chairs on site. Lots of restaurants and shops close by to browse, when you're not on the beach. Thanks for making our stay carefree.

Just Beautiful

Love Maui, love "my" condo. It was a perfect location, right on the ocean, with both beaches on either side, restaurants behind us and grocery store! Condo was updated very elegant, had all the essential items required to cook meals with. Loved the rooftop BBQ area...can't say enough infact we loved it so much we put deposit for return in January 2014 as I really could not find a more perfect location!! Only a couple of minor things, could get updated umbrella for beach as the one their is pretty old and also a more portable cooler to take to the beach would be great! Can't wait to return!!!

Perfect Oceanfront location

Pat at ali'i was great. We have recommended her and this air conditioned unit to many people. Perfect location for walking to a good selection of nice small shops, beaches and restaurants. Easy parking and driving to many more. A relaxed Hawaiian experience.

Well appointed rental with great views and beach access.

We were pleasantly surprised to walk into #208 at the Royal Mauian and see how new and clean the unit was. Our friends were in another non renovated unit in the Royal Mauian and the difference was remarkable. The kitchen had everything anyone would need to create wonderful meals. The pull out bed in the living room was easy to use and the kids slept comfortably each night with the light breeze off the ocean coming through the patio doors. The location was perfect to walk to the beach or to cross the street and pick up groceries or surf board rentals. You do have to drive to find waves to surf, however SUP was very popular in front of the resort. Turtles, dolphins and whales were all viewed from our balcony! The roof top BBQ patio at the resort was a great spot for watching amazing sunsets and cooking up some food with friends. If you have young family then #208 is perfect! We hope to get back there next year.

Unit 208 is wonderfully appointed, has great views and provided

The ali resort staff are very responsive and helpful. Someone arrived to welcome us to our suite and provided us with a number, that we used a couple of times, to call with any questions. The only reason I gave the check in process and 'average' rating is that the Royal Mauian staff on site (not the ali resort staff) are a bit un helpful and defer all questions to the ali resort staff. Upon arrival this was a bit confusing. Suite 208 is newly renovated and has a very modern and fully stocked kitchen, bathroom and bedroom. We had a cleaning service mid stay that refreshed everything. The 'on the beach' location is fantastic. It is well worth it, especially with children, to be on the beach side of S.Kihei road. We would definitely return to the Royal Mauian and suite 208.

Unit #208 at the Royal Mauian was great. It has been completely remodelled. The view from the lanai is beautiful.

spectacular home away from home!

This is my second trip to apt 208, Royal Mauian in Kihei and it only got better. The condo had everything you could ask for, and was clean and quiet. The facility building and grounds are safe, secure, and well maintained, down to the morning poolside coffee. Management has made several upgrades to the room itself -all good. The location is great - walking distance to many restaurants and groceries. Two of the best beaches in Maui are on each side of the building, plus you can snorkel with the turtles .
