Royal Mauian is a unique six story oceanfront property located in South Kihei offering unobstructed views of the clear blue Pacific. The property and adjacent Kamaole Beach together provide excellent locations for stunning sunsets, snorkeling, swimming, romantic beach strolling, and seasonal whale watching. Royal Mauian features an oceanfront pool area giving you the comfort of a pool setting with the beauty of a day at the beach. A roof top garden area with gas barbeques & panoramic views of the island as well as free parking are available to guests. The unit interiors include fully equipped kitchens, washer & dryer units, cable television, free local phone service, private lanais and luxury linen supplied directly by Ali’i Resorts.

A Note from the Owner:  Welcome to our tropical paradise! After staying in many different condominiums over the years, we have tried to incorporate everything important to us into this new remodel. There is now air conditioning for added comfort, although the cross breezes are wonderful. We have an open, modern kitchen with all new appliances and everything you will need for cooking. In the laundry closet, you will find a Bosch stackable washer and dryer.

From the lanai, we have the most spectacular sunsets with views of Maui to the north and the island of Lana'i to the west. Turtles can always be seen frolicking in the ocean and in the winter, whale watching is a favorite past time. The table on the lanai and the one in the dining area have seating for six but if you want plenty of space, head to the fabulous rooftop garden where you will find grills and tables. The bedding is all new and very comfortable. There is even a topper for the sofa bed so everyone can enjoy a peaceful sleep. The sea life theme is apparent as soon as you open the door, where you will be greeted with turtles on the tile floor.

To add to your enjoyment, we have provided free wireless internet and phone service with free long distance calls within the US and Canada. You will find a CD player with iPod hookups, in addition to a large, high def, flat screen TV with a Blu-Ray/DVD player in the living room. The bedrooms have flat screen TV's as well.

Ali’i Resorts Reservation Policy

Check-In / Check-Out Times

  • Check-in time is 4:00 PM / Check-out time is 10:00 AM
  • Valid identification and matching valid accepted credit card required at the time of check-in.
  • All guests are required to complete the registration form within 24 hours of arrival with Ali’i Resorts, LLC and, if required, register with the property. Failure to complete the registration form may result in access code deactivation and/or immediate eviction.

Reservations

  • Confirmed reservations will receive a letter of confirmation with a reservation number after the signing of the E-signature document.
  • Rates are subject to change.
  • All rates are subject to 14.42% Hawaii State GE/TA Tax as required by law and are based on Standard Occupancy.
  • A 3-night deposit is required at the time of booking for reservations under 28 nights. (Check deposits within 7 days of booking. All payments must be in US dollars.)
  • We accept Visa, MasterCard, Discover and AMEX credit card payments.
  • Payments made by check/ACH will receive a 2% discount off the gross rent of the reservation (Deposit AND Final Payments must be made by check/ACH to receive the discount). All ACH payments will require a signed authorization form before your reservation is confirmed.
  • Check payments must be received within 7 days of the date of booking. All check payments must be in US dollars.
  • Long Stay Reservations: Any stay 28 nights or longer requires a deposit equal to 25% of the total value of the reservation.
  • Full prepayment is due 60 days prior to arrival (90 days for Christmas/New Year’s bookings, 120 days for stays of 28+ nights). Your final payment will be automatically charged to the credit card on file on the appropriate due date unless auto-charge is declined.
  • All reservations are subject to a Guest Service Fee that may include but are not limited to applicable cleaning and resort fees.
  • Additional cleaning fees will be added for stays less than 5 nights, when applicable.

Property Damage

  • Accidental Property Damage Waiver: Accidental Property Damage Waiver affords protection to guests for accidental reported breakage or damage to the individual rental home up to a maximum of $1000. Damage must be reported by the guest to the Ali’i Resorts office prior to departure. Damage not reported by guests will not be covered by Accidental Property Damage Waiver and the guest will be responsible for any damages incurred. Cost is $40.00 + tax and is non-refundable. This waiver protection is added to the total reservation cost unless guests opt-out/decline protection in writing on Rental Agreement. If you choose to deny the damage waiver, you will be charged a refundable $400 cash security deposit.

Cancellation and Changes

  • A fee of 10% of the gross rent or $200, whichever is greater, will be assessed for cancellations received 60+ days prior to arrival (90+ days for Christmas/New Year’s, 120+ days for LongStay). For cancellations received within 60 days of arrival (90 days for Christmas/New Year’s bookings, 120 days for stays of 28+ nights) or after arrival date. No refund is available unless space can be rerented. If space can be re-rented, a pro-rata refund will be issued for reservations paid in full. Cancellations are subject to a processing/handling fee.
  • Approved refunds will be remitted via check only and mailed to the address on file.
  • Guest is responsible for the effects of changes in the exchange rate and all fees. Refunds will not be issued due to exchange rate changes.

COVID-19 Exposure

  • An inherent risk of exposure to COVID-19 exists in any public place where people are present. COVID-19 is an extremely contagious disease that can lead to severe illness and death. By visiting the island of Maui, you voluntarily assume all risks related to exposure to COVID-19.

Early Check-In or Late Check-Out

  • An Early Check-In or Late Check-Out may be available at 50% of the non-discounted daily rate on participating condos.

Holidays

  • Christmas/New Year’s reservations are not subject to normal discounts and minimum nights are required based on unit size. A 10- night minimum is required on 1-bedroom units and a 14-night minimum is required on 2- and 3-bedroom units.

Rental Occupancy

  • Standard Occupancy is the base number of persons allowed per dwelling unit based on standard bedding and restrictions. 1-Bedroom (2 people), 2-Bedroom (4 people), 3-Bedroom (6 people).
  • Additional person(s) charge(s) of $20 plus tax per-person, per-night above standard occupancy using standard bedding to a maximum occupancy of 1-Bedroom (4 people), 2-Bedroom (6 people), and 3-Bedroom (8 people).
  • Children 12 and under are free (extra person fee does not apply) but are counted towards maximum occupancy.
  • All units are non-smoking. Pets are not permitted.
  • Ali’i Resorts, LLC is not responsible for the retrieval and return of lost and found items. Shipping/handling fees apply for mailing back lost and found items. A minimum charge of $40 plus the cost of shipping applies.
  • Guest is responsible for all phone charges exceeding local standard service and/or additional ordered cable charges.
  • Ali’i Resorts, LLC is not responsible for childproofing accommodations.
  • Ali’i Resorts, LLC will communicate with guests as Ali’i Resorts is notified of disruptions to the tenant’s enjoyment due to construction projects, noise at neighboring properties, or interruption in available amenities. Properties are treated professionally for insect control. Additional measures are available upon request. Appliances and electronics which include but are not limited to: air conditioning units, TV’s, DVD players, water heaters, washer/dryers, internet, and
    phone service are known to be in operation upon arrival unless the guest is notified otherwise. The guest accepts that unexpected impacts happen due to construction projects, noise at neighboring properties, interruption in available amenities, insects, failed appliances/electronics, interruptions in utilities including but not limited to the internet may occur and guest agrees to hold Ali’i Resorts/Owner harmless for such incidents. Ali’i Resorts, LLC agrees
    to make good faith efforts to resolve the reported problem as quickly as possible.
  • Owner and /or Ali’i Resorts, LLC, and /or hired vendors of Owner/Alii Resorts, LLC may enter property with 24-hour notice to tenants occupying unit (except during scheduled cleanings and emergencies) to perform necessary repairs or maintenance, inspect unit or show unit, if necessary.
  • Ali’i Resorts, LLC reserves the right to change guest condominium/home accommodation. In most cases, this is due to repairs, condo owner use, and/or acts of God. If this should happen, Ali’i Resorts, LLC will make good faith efforts to provide you with another condominium/home of equal or greater value at the same
    rate you were paying, or refund the difference for a lower rate condominium/home, or allow cancellation of guest’s reservation without a cancellation penalty.
  • Guests and other parties involved with the reservation, including but not limited to, travel agents or online travel agents, hereby agree to verify all reservation details including, but not limited to, the accuracy of the rate, applicable fees, condominium complex, and condominium unit number specified in the reservation confirmation.
  • Ali’i Resorts, LLC is not responsible for any third party’s failure to display or provide current photos of the property or for variation in 3rd party posted rates. All 3rd parties are advised to and are responsible for posting accurate rates. Alii Resorts, LLC does not control, nor is responsible for any 3rd party booking site fees. Guest & Ali’i Resorts Agreement

  • Guests agree that any disagreements pertaining to this reservation policy will first be attempted to be resolved by good faith negations. Guests and Alii Resorts, LLC agree that if a dispute has not been successfully resolved within 30 days, the matter will be submitted to mediation for resolution in Maui, Hawaii prior to any litigation and any litigation pertaining to this reservation policy will take place exclusively in courts located in Maui County, Hawaii.
  • This reservation policy represents the entire Agreement of the guests and Alii Resorts, LLC, and may be modified only in writing. It will be governed by the laws of the State of Hawaii and will be binding on a successor, assigns, or devisees. If any provision in this reservation policy is unenforceable, the remaining provisions are valid and enforceable and apply to all occupants within the accommodation.

Mom and Daughter time

This condo was outstanding! The view was awesome! The kitchen was stocked nicely with spices and other items i didn't have to go buy. I loved snorkeling with the turtles every day. The pool is nice. I brought my daughter for a high school graduation present, and she loved it! The beach is right there. Shaved Ice and Coffee right across the street! The condo is located near some great restaurants, and activities are close by. The condo had a cooler and beach chairs and beach towels,which was great.

A trip to Paradise!

We had such a wonderful stay at the Royal Mauian! Our accommodations we all we could have hoped for. It was recently and tastefully renovated, clean, and had everything we needed. We are definitely coming back and would stay in this unit again :)

Amazing view. Great service

We were so impressed with this unit. Beds we're all comfortable, even the pull out in the front room when you put the foam topper on it. View from the lanai is to die for. Turtles every morning and amazing sunsets. Staff was very helpful. Always there to help out if you needed something. Rooftop garden was lovely for dinner. Only downside was the dryer. Washer worked well but the dryer was quite useless. Hand to hang towels outside to dry and took any clothes hours to get dry. Come prepared with enough clothes and ask for extra bath towels!

Awesome Unit, Amazing Views!!

This was our third visit to the Royal Mauian and the best unit we have stayed in by far. Unit is very close to stairs, so quick access to beach etc. Condo was very clean and comfortable, had basically everything we needed. Another wonderful vacation in Kihei!!

Great week in Maui

My family of five had a fantastic week long vacation in Maui. Unit 317 of the Royal Mauian was very well appointed, very clean and had the latest furnishings. It seemed to be one of the few units with air conditioning. The comlpex is beautiful, well cared for, and located on the south coast with easy access to many beaches and dining options. The folks at ali'i Resorts were very frendly and helpful. We would definitely stay there again.

Absolutely Spectacular

Condo 317 at the Royal Mauian was beautiful! A representative from the managing company, Alii Resorts, met us at the condo and gave us the ins and outs of the place and the local area. She was very knowledgable and helpful. The condo itself was spotless and had tourbooks, a fully stocked kitchen, and A/C! The view from our balcony and master bedroom was breathtaking. We fell asleep to the sounds of waves outside our window. The location was ideal since we were a close drive to Waimea as well as the northern beaches. We chose South Kihei for the more reliable sunny weather in the spring and we had beautiful weather. We watched whales and turtles from our balcony and had two beaches to choose from on either side of the condo. We had our 12 and 13 yr. olds and grandma with us and the walking distance to the beaches was ideal and the pool was a nice option, too. We used the rooftop grill which had nice tables to enjoy your meal while taking in a 360 degree view of Maui! We will definitely head back to this condo the next time we visit.

Love the Royal Mauian

Condo 317 was recently remodeled and they did a lovely job. Everything was in good taste, very clean and equipped with all the essentials. It was a nice surpise to see a complete set of spices! Typically, there's not much more than salt and pepper. I happened to be the one who slept on the pull out sofa. When we first opened it, I thought there would be no way I'd be able to sleep on it; the mattress was nothing but coils. My daughter found the memory foam topper in the MB closet. Perfect! My granddaughter ended up sleeping with me because it was so comfortable. And what a view! Ocean front!! Doing dishes while looking straight out at the ocean, falling asleep while listening to the waves. The Mauian is between the two best beaches which are great for snorkeling. There were tons of turtles everywhere, and we saw two whales, even though it's early in the season. On the last day we saw a dolphin jumping in and out of the water. The rooftop has the most awesome view...great for sunsets. Very nice grills and seating. We will continue to stay a the Mauian on our future visits and we would definately stay at #317!

Great stay in a great location

We have stayed at the Royal Mauian on 2 other occasions via Vrbo. This is always a great place to stay but ali'i Resorts made it even nicer. They had a representative greet us at the condo and she provided us with a folder full of information and coupons. She made sure we were happy with the cleanliness and the amenities and provided us with a phone number if we needed anything or had any problems. When the sad time came for our departure and needed boarding passes for our return flight they were very kind and helpful. Thanks for a great stay my family will remember always.

Paradise

This unit is beautifully renovated and equiped with everything you need. The million dollar view top it all Thanks you to the owners for taking pride it made our stay memorable.

Fabulous!

We loved staying in #317 - the kitchen was well stocked, it was clean and nicely appointed, the view was terrific and there were even turtles right in front of the lanai! The sunsets at night were lovely, and the peacefullness in the morning with the birds singing and the wave motion couldn't have been nicer! Location was also perfect with easy access to places in and out of the neighborhood. A lovely beach was in walking distance which was also a perk. The roof area was great for grilling as well as a wonderful view. Wished we could have stayed longer, and would definitely come back to stay in this unit! P.S. More coffee filters and a muffin pan would make it even better!!

Beautiful Place!

I loved condo 317! We stayed there Easter week and it was exactly as pictured and super clean! Bath and beach towels, beach chairs and cooler were provided. Pat checked us in and she was very helpful. We saw whales from our lanai every day. The turtles congregated on the lava outcropping right in front of the condo every morning and evening. The building and property is very well maintained and the views from the roof top deck are breathtaking. The a/C was nice but the afternoon breeze cooled the place down nicely. The condo's kitchen came fully stocked and even had some spices, salt, flour, storage bags, etc. Across the street there are a few different rental shops for boogie boards, snorkels, wetsuits, etc. There is also restaurants and shopping across the street - very walkable location. I would highly recommend this place. It was our first time in Maui and we found the perfect place!

This was a perfect vacation!

Alii Resorts was very helpful meeting us at the condo to aquaint us with the amenities, etc. The condo at the Royal Mauian was beautiful, the location and amenities perfect. The condo was recently renovated and it was supplied with everything imaginable. The location between two beaches was perfect!

Spectacular!

This is our third stay at the Royal Mauian and I'd have to say that unit 317 is our favorite unit so far. Not only is it newly remodeled and gorgeous inside, the view from the lanai is amazing! Overlooking the pool area (great for watching the grandkids play in the pool) and the rocks below (great for watching the turtles), it's one perfect view! And it has air conditioning...a bonus my sons were thrilled about! The management provided excellent service, even to the point of purchasing us a new crockpot when we asked if there was one available for use! We love the Royal Mauian for it's excellent location in sunny Kihei...right between two wonderful beaches and walking distance to shopping and dining. The rooftop garden and BBQ area is beautiful, with an incredible view, plenty of tables and a kitchen for preparing food. We ate up there several nights for dinner. We will be back to RM and unit #317 will definitely be our first choice of accommodations!
