Sugar Beach Resort is a tranquil beachfront condominium resort located in North Kihei offering sweeping views of the Pacific. There are two six story buildings with elevators and the beach fronting the property is exceptional for sunsets, swimming, windsurfing, long relaxing beach walks and spectacular seasonal whale watching. Sugar Beach Resort offers central air conditioning, a large pool area with Jacuzzi, sauna and a children's wading pool, oceanfront gas barbecues, sandwich shop, bar and free onsite parking. The interiors include fully equipped kitchens, washers & dryers, cable television, free local phone service, private lanais and luxury linens supplied directly by Alii Resorts.

Reservation Policy

  • Check-in time is 3:00pm / Check-out time is 11:00am.
  • Valid identification and matching valid accepted credit card required at the time of check-in.
  • Confirmed reservations will receive a letter of confirmation with a reservation number.
  • All units are non-smoking and pets are not permitted.
  • Rates are subject to change.
  • All rates are subject to 14.42% Hawaii State GE/TA Tax and are based on Standard Occupancy.
  • A 3-night deposit is required at time of booking for reservations under 28 nights. (Check deposits within 7 days of booking. All payments must be in US Dollars.) A 25% deposit is required at the time of booking for reservations of 28 or more nights. Final payment for 28+ night stays is due 120 days before arrival.
  • Additional cleaning fees will be added for stays less than 5 nights, when applicable.
  • Guest is responsible for the effects of changes in exchange rate and all fees. Refunds will not be issued due to exchange rate changes.
  • Full prepayment is due 60 days prior to arrival (90 days for Christmas/New Year’s bookings, 120 days for stays of 28+ nights). Your final payment will be automatically charged to the credit card on file on the appropriate due date unless auto-charge is declined.
  • All reservations are subject to a Guest Service Fee which includes WiFi (when available), parking, local phone calls, applicable property fees and applicable cleaning costs.
  • An Early Check In or Late Check-Out may be available at 50% of non-discounted daily rate.
  • Christmas/New Year’s reservations are not subject to normal discounts and minimum nights are required based on unit size. A 10 night minimum is required on 1 bedroom units and a 14 night minimum is required on 2 and 3 bedroom units.
  • Long-Stay Reservations: Any stay 28 nights or longer requires a deposit equaled to 25% of the total value of the reservation. Final prepayment is due 120 days prior to arrival.
  • Cancellation Policy: A fee of 10% of the gross rent or $200, whichever is greater, will be assessed for cancellations received 60+ days prior to arrival (90+ days for Christmas/New Year’s, 120+ days for Long-Stay). For cancellations received within 60 days of arrival (90 days for Christmas/New Year’s bookings, 120 days for stays of 28+ nights) or after arrival date, payments will be retained. If the space can be re-rented, a pro-rata refund will be issued for reservations paid in full.
  • Approved refunds will be remitted via check only and mailed to the address on file.
  • Standard Occupancy is the base number of persons allowed per dwelling unit based on standard bedding and restrictions. 1-Bedroom (2 people), 2-Bedroom (4 people), 3-Bedroom (6 people). Additional person(s) charge of $20 plus tax per person per night above standard occupancy using standard bedding to a maximum occupancy of: 1-Bedroom (4 people), 2-Bedroom (6 people), and 3-Bedroom (8 people). Children 12 and under are free (extra person fee does not apply), but are counted towards maximum occupancy.
  • Ali’i Resorts, LLC is not responsible for childproofing accommodations.
  • Accidental Property Damage Waiver: Accidental Property Damage Waiver affords protection to guests for accidental breakage or damage to the individual rental home up to a maximum of $1000. Damage must be reported by the guest to the Ali’i Resorts office prior to departure. Damage not reported by guests will not be covered by Accidental Property Damage Waiver and the guest will be responsible for any damages incurred. Cost is $40 + tax and is non-refundable. This waiver protection is added to the rent unless guests optout/decline protection in writing on Rental Agreement. If you choose to deny the damage waiver, you will be charged a refundable $400 cash security deposit.
  • Ali’i Resorts, LLC is not responsible for the retrieval and return of lost and found items.
  • Guest is responsible for all phone charges exceeding local standard service and/or additional ordered cable charges.
  • All guests are required to complete the registration form within 24 hours of arrival with Ali’i Resorts, LLC and, if required, register with the property. Failure to complete the registration form may result in immediate eviction.
  • Owner and /or Ali’i Resorts, LLC and /or hired vendors of Owner/Alii Resorts, LLC may enter property with 24-hour notice to tenants occupying unit (except during scheduled cleanings and emergencies) to perform necessary repairs or maintenance, inspect unit or show unit, if necessary.
  • Ali’i Resorts, LLC reserves the right to change your condominium accommodation due to repairs, condo owner use and acts of God. If this should happen, Ali’i Resorts, LLC will make efforts to provide you with another condominium of equal or greater value at the same rate you were paying, or refund the difference for a lower rate condominium, or allow cancellation of your reservation without a cancellation penalty.
  • Guests and other parties involved with the reservation, including but not limited to, travel agents or online travel agents, hereby agree to verify all reservation details including, but not limited to, the accuracy of the rate, applicable fees, condominium complex, and condominium unit number specified in the reservation confirmation. Ali’i Resorts, LLC is not responsible for any third party’s failure to display or provide current photos of the property or for variation in 3rd party posted rates. Sugar Beach 121

Such a great place to stay. Very centralized in relation to all areas of maui. The beach is fantastic, with nice white sand and awesome body/ boogie boarding waves. Another plus is parking is included with your suite rental. Not like most places up in Lahaina. Also the tour booking company attached to the main office has wonderful service. We booked all our trips there.

Nice stay at Sugar Beach 121

Sugar Beach is our favorite spot in Kihea on Maui. Nice complex on the beach with a great pool as well. Unit 121 is ground floor and has good amenities.

Beautiful spot steps from the ocean

We loved our stay in unit 121. Just steps from the ocean. Nice ,well stocked kitchen and easy to walk down to the bbq. Really enjoyed the pool and our walks along the beach. Would definitely ask for this unit again. No house keeping but we kept things clean

Beautiful Sunsets...great condo.

We recently stayed in Kihei at 121 Sugar Beach Resort. We loved the space the condo had to offer. The lanai was amazing as it was a ground level condo. We had an issue with the dishwasher the first day we were there and we called to have it fixed and it was taken care of immediately. The sunsets here were incredible. Great pool...nice beach walk. Due to the storm the water was a little murky so we chose to do the drive to Big Beach instead! (a must see) Would certainly recommend this condo.

Happy Maui Experience

This unit was super well maintained and really comfortable. The kitchen was well stocked, we had every pot, pan, we needed. We liked the little touches, like hooks in the shower for your wet swim suit, ceiling fans, and ice maker. 🙂

We loved our stay at Sugar beach resort

The location is perfect, our unit was clean and comfortable. As our flight was only at 9.00 p.m. and the unit was not rented the day we were leaving, Ali'i resorts accepted to let the unit available until 3.00 p.m. for us free. It was great.

Great View and Location

We stayed at Sugar Beach Condo in May for 8 nights. We had really good service from the management team. They welcomed us when we got to the property. The Condo property itself is very clean and the landscaping is beautiful. Buildings might need to be updated alittle. But we didn't mind. Can't beat the location and how quiet it was. We will be back.


Love Sugar Beach and everything it has to offer! Wonderful beach, exellent accomodations including the pool area. Love the Sand Witch and the bar!No need to travel out if one comes to only relax. Sugar Beach has it all!Easy Check in, Nice people, clean everywhere.Will return for sure!

121 Sugar Beach

Nice ground floor unit, kitchen nicely remodeled and all necessary gadgets are there. The rest of the unit is ok but could use a little upgrading. Sheets and linens very new and nice. Would definately rent this unit again.

Great spot

We have stayed in this unit two years in a row and love the ground floor experience. The unit is well stocked and the bed is really comfortable. The only complaint I would have is the fact the fridge/ice maker leaks onto the kitchen floor regularly (both years we were there)...and there was a leak under the sink which was being dealt with by collection bins. We told the rental company about the problems so hopefully they will be dealt with the next time we stay there!

Clean and comfortable.

Nothing beats a ground floor suite. The suite is clean and everything is is good working order. Living room furniture is a little "tired" but functional. Did I mention it was nice to be on the ground floor?

Amazing customer service - this place is awesome!

We were greeted at the condo personally by a young man who was knowledgable about the island - he suggested places to snorkle, told us about the condo complex and really made us feel welcome. The beach was just steps out our door, the complex was great - a store/restaurant/and concierge service all on site. These people know how to treat guests - it was a perfect vacation - we really wished we could have stayed longer!

Sugar Beach revisited

We enjoyed the quiet serenity of Sugar Beach, 15 years after our first trip there! It's wonderful to stay 20' from the ocean, ground level, steps away from a boogie board ride. Ours was a one bedroom, newly remodeled, ground level condo, though cozy, we were nicely accomodated with hide a bed and roll away in addition to the master king bed. We were able to rent snorkel and boogie board equipment on site which was very convenient and reasonably priced. The grills are easy to use and folks often shared space on a grill when there were more families than grills. Sugar Beach feels a bit retro, but that's what gives it its personality.
