Sugar Beach Resort is a tranquil beachfront condominium resort located in North Kihei offering sweeping views of the Pacific. There are two six story buildings with elevators and the beach fronting the property is exceptional for sunsets, swimming, windsurfing, long relaxing beach walks and spectacular seasonal whale watching. Sugar Beach Resort offers central air conditioning, a large pool area with Jacuzzi, sauna and a children's wading pool, oceanfront gas barbecues, sandwich shop, bar and free onsite parking. The interiors include fully equipped kitchens, washers & dryers, cable television, free local phone service, private lanais and luxury linens supplied directly by Alii Resorts.

Reservation Policy

  • Check-in time is 3:00pm / Check-out time is 11:00am.
  • Valid identification and matching valid accepted credit card required at the time of check-in.
  • Confirmed reservations will receive a letter of confirmation with a reservation number.
  • All units are non-smoking and pets are not permitted.
  • Rates are subject to change.
  • All rates are subject to 14.42% Hawaii State GE/TA Tax and are based on Standard Occupancy.
  • A 3-night deposit is required at time of booking for reservations under 28 nights. (Check deposits within 7 days of booking. All payments must be in US Dollars.) A 25% deposit is required at the time of booking for reservations of 28 or more nights. Final payment for 28+ night stays is due 120 days before arrival.
  • Additional cleaning fees will be added for stays less than 5 nights, when applicable.
  • Guest is responsible for the effects of changes in exchange rate and all fees. Refunds will not be issued due to exchange rate changes.
  • Full prepayment is due 60 days prior to arrival (90 days for Christmas/New Year’s bookings, 120 days for stays of 28+ nights). Your final payment will be automatically charged to the credit card on file on the appropriate due date unless auto-charge is declined.
  • All reservations are subject to a Guest Service Fee that may include but are not limited to applicable cleaning and resort fees.
  • An Early Check In or Late Check-Out may be available at 50% of non-discounted daily rate.
  • Christmas/New Year’s reservations are not subject to normal discounts and minimum nights are required based on unit size. A 10 night minimum is required on 1 bedroom units and a 14 night minimum is required on 2 and 3 bedroom units.
  • Long-Stay Reservations: Any stay 28 nights or longer requires a deposit equaled to 25% of the total value of the reservation. Final prepayment is due 120 days prior to arrival.
  • Cancellation Policy: A fee of 10% of the gross rent or $200, whichever is greater, will be assessed for cancellations received 60+ days prior to arrival (90+ days for Christmas/New Year’s, 120+ days for Long-Stay). For cancellations received within 60 days of arrival (90 days for Christmas/New Year’s bookings, 120 days for stays of 28+ nights) or after arrival date, payments will be retained. If the space can be re-rented, a pro-rata refund will be issued for reservations paid in full.
  • Approved refunds will be remitted via check only and mailed to the address on file.
  • Standard Occupancy is the base number of persons allowed per dwelling unit based on standard bedding and restrictions. 1-Bedroom (2 people), 2-Bedroom (4 people), 3-Bedroom (6 people). Additional person(s) charge of $20 plus tax per person per night above standard occupancy using standard bedding to a maximum occupancy of: 1-Bedroom (4 people), 2-Bedroom (6 people), and 3-Bedroom (8 people). Children 12 and under are free (extra person fee does not apply), but are counted towards maximum occupancy.
  • Ali’i Resorts, LLC is not responsible for childproofing accommodations.
  • Accidental Property Damage Waiver: Accidental Property Damage Waiver affords protection to guests for accidental breakage or damage to the individual rental home up to a maximum of $1000. Damage must be reported by the guest to the Ali’i Resorts office prior to departure. Damage not reported by guests will not be covered by Accidental Property Damage Waiver and the guest will be responsible for any damages incurred. Cost is $40 + tax and is non-refundable. This waiver protection is added to the rent unless guests optout/decline protection in writing on Rental Agreement. If you choose to deny the damage waiver, you will be charged a refundable $400 cash security deposit.
  • Ali’i Resorts, LLC is not responsible for the retrieval and return of lost and found items.
  • Guest is responsible for all phone charges exceeding local standard service and/or additional ordered cable charges.
  • All guests are required to complete the registration form within 24 hours of arrival with Ali’i Resorts, LLC and, if required, register with the property. Failure to complete the registration form may result in immediate eviction.
  • Owner and /or Ali’i Resorts, LLC and /or hired vendors of Owner/Alii Resorts, LLC may enter property with 24-hour notice to tenants occupying unit (except during scheduled cleanings and emergencies) to perform necessary repairs or maintenance, inspect unit or show unit, if necessary.
  • Ali’i Resorts, LLC reserves the right to change your condominium accommodation due to repairs, condo owner use and acts of God. If this should happen, Ali’i Resorts, LLC will make efforts to provide you with another condominium of equal or greater value at the same rate you were paying, or refund the difference for a lower rate condominium, or allow cancellation of your reservation without a cancellation penalty.
  • Guests and other parties involved with the reservation, including but not limited to, travel agents or online travel agents, hereby agree to verify all reservation details including, but not limited to, the accuracy of the rate, applicable fees, condominium complex, and condominium unit number specified in the reservation confirmation. Ali’i Resorts, LLC is not responsible for any third party’s failure to display or provide current photos of the property or for variation in 3rd party posted rates. Sugar Beach sweetness

Sugar Beach has a convenient location to the airport and Lahaina. It's away from the more crowded part of Kihei and right on a very nice beach. Condo was well stocked, clean, and the grounds are very well kept including the pool/spa area. They have water equipment to rent and a nice BBQ area. I have already recommended it to family and friends. Finally, the resort representatives were extremely friendly and checked in periodically throughout our stay to make sure everything was going ok. Lots of Aloha!


This was a week in paradise - condo was excellent - well furnished - great location - 40 yards from patio into the ocean. Would love to own a unit there.

Love the beach!

Great unit with the beach just feet from the lanai. Fabulous walking beach. Very convenient location to all of Maui. Quiet and peaceful. Good value. Reservations and check-in fast and easy.

We loved every minute of our stay at Sugar Beach Resort.

The location is absolutely perfect. We were right on the beach and were able to see whales in the distance every day. The sunsets were fantastic to watch from our unit. The unit itself was clean, we appreciated the washer and dryer in the unit and free long distance calls with the phone. We also appreciated the beach chairs as we spent every morning soaking up the sun and swimming in the ocean. Housekeeping came once in our two week stay and that was appreciated. Only negative feedback is that the 'spraying' of the unit for bugs should occur inbetween tenants - due to breathing issues we asked that the unit not be sprayed while we there.

Lovely view

We had a great stay and loved the view and easy beach access. Comfy bed and air conditioning was a plus. Some things could use updating but still very comfortable.

Two full weeks of nothing but sun!

This was our 3rd time staying at Sugar Beach and this was by far the best unit we've stayed in yet. Cannot say enough about having the ground floor ocean front!! We'll never take the elevator again! Spent lots of time on that lanai lounger and it was so easy for the kids to get to the beach. Upgraded kitchen was great. Unit is well appointed (really appreciated the beach chairs). Wifi and tv's were great as well. The ease of booking the unit, registration after our very late arrival, and the call to see if we needed late check out = great service. After 10 trips to the east side of Maui we still find this location the most convenient, and this long stretch of protected beach the best. Morning walks to Maalaea are great, as are the afternoon walks for shaved ice with the kids! And the pool is wonderful with lots of chairs. Maui Wave Riders (ask for Marco) were the best for surf lessons - got my preteen niece and daughter up right away! Can't wait 'til next time!

A wonderful trip.

I liked the condo. I don't know if it's possible...but it would be nice if they could provide a few more cooking supplies...spices, oil, etc. We enjoy cooking in the condo and it would make it easier. The condo was very well furnished and clean.

Amazing sunset views!!!

My family of four stayed in unit 130 for 3 weeks. It was wonderful! Beautiful sunset views from the lanai. Kihei is centrally located, so it is easy to move around the island. The grounds at Sugar Beach are beautiful as well. One short coming was the aC. The aC kept the living room much colder than the bedroom. Hence, when the children were sleeping on the pull-out couch, they were freezing. While we were sleeping in the bedroom, we were hot. All in all, we can't wait to go back!!!

Amazing family time

We loved staying at this condo at the Sugar Beach Resort. It was updated very nicely, making it very comfortable. We loved sitting on the patio in the morning drinking coffee watching the turtles pop their heads up and down. Additionally the bed was extremely comfortable, it was the perfect way to retire after a day of beach adventures. We will definitely stay here again.

Perfect place to stay while visiting Maui

The condo is a ground floor unit facing the beach. Wake up, open the glass doors and watch the waves while drinking your morning cup of Kona coffee. The bed was comfortable. The AC worked like a charm. I had all of the dishes and utensils I could ask for. The high speed wifi worked great as well. All of the people I dealt with either with Ali'i Resorts or Sugar Beach, were very nice and easy to deal with. The condos seem do be inhabited by a mixed group of vacationers of all ages. This is not a party pad. Enjoy a relaxing version of Maui. While on the grounds, I used the jacuzzi, pool, and grill. All were in excellent condition and great working order. My only criticisms are so small, they are really a non-issue. 1. Keypad entry so that I don't have to carry around a key. 2. More Towel racks. Being so close to the ocean lent itself to multiple swim trips a day. I never seemed to have enough towel space. Three groups of friends also stayed at the Sugar Beach Condos, two of us with Ali'i Resorts. All of us plan to come back.

Vacation in Paradise

We have been to Maui six times. And Hawaii nine times. We have stayed in this unit a few times and we always have a great time. We love Sugar Beach! We like to sit on the Lanai and relax. The location is a perfect balance on reachable activities.

Perfect home base for south Maui beach hopping

Booking through ali'i was convenient and pleasant. My agent provided a number of choices for me to consider. The photos and description were more than sufficient to help me make up my mind about Dugar Beach #130. It was nicely furnished, beachfront location, with all the amenities we were looking for: full kitchen, bathtub/shower, king bed, and living room/lanai facing out to the ocean. The unit was on the ground floor, which made it so easy to go for a walk, a swim in the ocean or a dip in the pool. Parking was easy and very close by. The poolside restaurant (Dina's Sandwitch) had tasty food and friendly service. We didn't use the resort's onsite facilities all that much (pool, hot tub, Bbqs, lounge chairs) but that was only because we were located minutes away from some of the best snorkeling and most beautiful beaches on Maui (in the Makena area). We appreciated the comfy Tommy Bahama beach chairs and ice chest which certainly came in handy for our many day trips. Two small drawbacks: 1) the Sugar Beach area is quite windy in general, which makes for poor snorkeling conditions 2) unit 130 does not face toward the sunset; as a matter of fact, most of the units in this complex do not face west. But the beach does have lovely soft sand and the waters are generally very calm. Pleasure boats moor offshore and you can usually see outrigger canoes in the area. It's quite picturesque despite the lack of direct sunset viewing, and a 10-minute walk north is all that's required for optimal photos.


Ali'i resorts was great! We rented condo #130 at sugar beach and it was nice. Very clean and comfortable.The room did smell like raid though. Not a big deal as you need to keep the ants under control. I still give this 5 stars as it was furnished nicely and the employees of the Ali'i were very friendly.When we come back to Maui we will rent this one again as long as it is available.The kitchen is newly remodeled and nice.The condo had wifi which was nice for me. Can't wait to be back.

Best Vacation Spot!

My family and I take many vacations. However, after two trips of staying in the same condo, we've decided that we will be coming back every year with the kids (well until they get to highschool). Price, location, and quality is a perfect combination. We've already started booking our trip for next November!


We had an amazing time! the amenities were great, our condo was in great shape. Everything was readily available to us. This was our second time staying at Sugar Beach Resort and we will definitely be back there again, Your staff was amazing from checking in and following up. We couldn't of asked for better service. Thnak you for making it a great trip!

Great getaway!

Great location; right on the ocean. I felt comfortable enough to let my 9 year old play in the ocean while watching her from the lanai (ground floor). Bbq was clean and fun as there were always lots of people cooking and everybody was always friendly. How can you not be when you're on vacation?!


Excellent location - loved the easy access to the beach and barbecue by being on the ground floor.

The best place to stay on Maui.

Sugar Beach room #130 is the best location for anyone looking to just relax! We never even swam in the pool because we had the perfect swimming beach right out our lani. The room was clean and decorated nicely with a well stocked kitchen. We will be going back and using alii Resorts for out next vacation to Maui. This oasis made our wedding/honeymoon perfect!
