Sugar Beach Resort is a tranquil beachfront condominium resort located in North Kihei offering sweeping views of the Pacific. There are two six story buildings with elevators and the beach fronting the property is exceptional for sunsets, swimming, windsurfing, long relaxing beach walks and spectacular seasonal whale watching. Sugar Beach Resort offers central air conditioning, a large pool area with Jacuzzi, sauna and a children's wading pool, oceanfront gas barbecues, sandwich shop, bar and free onsite parking. The interiors include fully equipped kitchens, washers & dryers, cable television, free local phone service, private lanais and luxury linens supplied directly by Alii Resorts.

 

A Note from the Owner:  After renting 4 different Sugar Beach units on 3 different floors for six years, we were fortunate enough to purchase 329 in 2013. We feel Sugar Beach 329 is in the best building with easy access from the covered parking and one floor up from the roof parking. We drink our coffee in the morning on the lanai looking for turtles, manta rays, flying fish and whales. 329 has been remodeled to be exactly what we want and we would like to share our home with respectful guests. We have the best condo managers in Ali'i. We have rented from the competition and you will appreciate the upgrade from your first day here.  Unit #329 at Sugar Beach Resort is a nicely decorated third floor oceanfront unit that comes equipped with a new California king Temper-Rhapsody Breeze bed and large flat screen TVs in the bedroom and living room. The new sofa sleeper in the living room has a comfy 8" mattress. The kitchen features an ice maker, new bamboo cabinets, granite counter-tops and Koa wood floors. There is a bar cabinet in the living room and computer desk with wireless printer for guest use. Relax in the new matching reclining chairs, and enjoy meals on the lanai or the new glass-top dining table in the living room with room for 5. Pamper yourself in the remodeled bathroom with a full tile shower that offers a foot rest and adjustable shower head. Ceiling fans in the bedroom and living room will help keep you cool, and free Wi-Fi will help keep you connected.

Ali’i Resorts Reservation Policy

Check-In / Check-Out Times

  • Check-in time is 4:00 PM / Check-out time is 10:00 AM
  • Valid identification and matching valid accepted credit card required at the time of check-in.
  • All guests are required to complete the registration form within 24 hours of arrival with Ali’i Resorts, LLC and, if required, register with the property. Failure to complete the registration form may result in access code deactivation and/or immediate eviction.

Reservations

  • Confirmed reservations will receive a letter of confirmation with a reservation number after the signing of the E-signature document.
  • Rates are subject to change.
  • All rates are subject to 14.42% Hawaii State GE/TA Tax as required by law and are based on Standard Occupancy.
  • A 3-night deposit is required at the time of booking for reservations under 28 nights. (Check deposits within 7 days of booking. All payments must be in US dollars.)
  • We accept Visa, MasterCard, Discover and AMEX credit card payments.
  • Payments made by check/ACH will receive a 2% discount off the gross rent of the reservation (Deposit AND Final Payments must be made by check/ACH to receive the discount). All ACH payments will require a signed authorization form before your reservation is confirmed.
  • Check payments must be received within 7 days of the date of booking. All check payments must be in US dollars.
  • Long Stay Reservations: Any stay 28 nights or longer requires a deposit equal to 25% of the total value of the reservation.
  • Full prepayment is due 60 days prior to arrival (90 days for Christmas/New Year’s bookings, 120 days for stays of 28+ nights). Your final payment will be automatically charged to the credit card on file on the appropriate due date unless auto-charge is declined.
  • All reservations are subject to a Guest Service Fee that may include but are not limited to applicable cleaning and resort fees.
  • Additional cleaning fees will be added for stays less than 5 nights, when applicable.

Property Damage

  • Accidental Property Damage Waiver: Accidental Property Damage Waiver affords protection to guests for accidental reported breakage or damage to the individual rental home up to a maximum of $1000. Damage must be reported by the guest to the Ali’i Resorts office prior to departure. Damage not reported by guests will not be covered by Accidental Property Damage Waiver and the guest will be responsible for any damages incurred. Cost is $40.00 + tax and is non-refundable. This waiver protection is added to the total reservation cost unless guests opt-out/decline protection in writing on Rental Agreement. If you choose to deny the damage waiver, you will be charged a refundable $400 cash security deposit.

Cancellation and Changes

  • A fee of 10% of the gross rent or $200, whichever is greater, will be assessed for cancellations received 60+ days prior to arrival (90+ days for Christmas/New Year’s, 120+ days for LongStay). For cancellations received within 60 days of arrival (90 days for Christmas/New Year’s bookings, 120 days for stays of 28+ nights) or after arrival date. No refund is available unless space can be rerented. If space can be re-rented, a pro-rata refund will be issued for reservations paid in full. Cancellations are subject to a processing/handling fee.
  • Approved refunds will be remitted via check only and mailed to the address on file.
  • Guest is responsible for the effects of changes in the exchange rate and all fees. Refunds will not be issued due to exchange rate changes.

COVID-19 Exposure

  • An inherent risk of exposure to COVID-19 exists in any public place where people are present. COVID-19 is an extremely contagious disease that can lead to severe illness and death. By visiting the island of Maui, you voluntarily assume all risks related to exposure to COVID-19.

Early Check-In or Late Check-Out

  • An Early Check-In or Late Check-Out may be available at 50% of the non-discounted daily rate on participating condos.

Holidays

  • Christmas/New Year’s reservations are not subject to normal discounts and minimum nights are required based on unit size. A 10- night minimum is required on 1-bedroom units and a 14-night minimum is required on 2- and 3-bedroom units.

Rental Occupancy

  • Standard Occupancy is the base number of persons allowed per dwelling unit based on standard bedding and restrictions. 1-Bedroom (2 people), 2-Bedroom (4 people), 3-Bedroom (6 people).
  • Additional person(s) charge(s) of $20 plus tax per-person, per-night above standard occupancy using standard bedding to a maximum occupancy of 1-Bedroom (4 people), 2-Bedroom (6 people), and 3-Bedroom (8 people).
  • Children 12 and under are free (extra person fee does not apply) but are counted towards maximum occupancy.
  • All units are non-smoking. Pets are not permitted.
  • Ali’i Resorts, LLC is not responsible for the retrieval and return of lost and found items. Shipping/handling fees apply for mailing back lost and found items. A minimum charge of $40 plus the cost of shipping applies.
  • Guest is responsible for all phone charges exceeding local standard service and/or additional ordered cable charges.
  • Ali’i Resorts, LLC is not responsible for childproofing accommodations.
  • Ali’i Resorts, LLC will communicate with guests as Ali’i Resorts is notified of disruptions to the tenant’s enjoyment due to construction projects, noise at neighboring properties, or interruption in available amenities. Properties are treated professionally for insect control. Additional measures are available upon request. Appliances and electronics which include but are not limited to: air conditioning units, TV’s, DVD players, water heaters, washer/dryers, internet, and
    phone service are known to be in operation upon arrival unless the guest is notified otherwise. The guest accepts that unexpected impacts happen due to construction projects, noise at neighboring properties, interruption in available amenities, insects, failed appliances/electronics, interruptions in utilities including but not limited to the internet may occur and guest agrees to hold Ali’i Resorts/Owner harmless for such incidents. Ali’i Resorts, LLC agrees
    to make good faith efforts to resolve the reported problem as quickly as possible.
  • Owner and /or Ali’i Resorts, LLC, and /or hired vendors of Owner/Alii Resorts, LLC may enter property with 24-hour notice to tenants occupying unit (except during scheduled cleanings and emergencies) to perform necessary repairs or maintenance, inspect unit or show unit, if necessary.
  • Ali’i Resorts, LLC reserves the right to change guest condominium/home accommodation. In most cases, this is due to repairs, condo owner use, and/or acts of God. If this should happen, Ali’i Resorts, LLC will make good faith efforts to provide you with another condominium/home of equal or greater value at the same
    rate you were paying, or refund the difference for a lower rate condominium/home, or allow cancellation of guest’s reservation without a cancellation penalty.
  • Guests and other parties involved with the reservation, including but not limited to, travel agents or online travel agents, hereby agree to verify all reservation details including, but not limited to, the accuracy of the rate, applicable fees, condominium complex, and condominium unit number specified in the reservation confirmation.
  • Ali’i Resorts, LLC is not responsible for any third party’s failure to display or provide current photos of the property or for variation in 3rd party posted rates. All 3rd parties are advised to and are responsible for posting accurate rates. Alii Resorts, LLC does not control, nor is responsible for any 3rd party booking site fees. Guest & Ali’i Resorts Agreement

  • Guests agree that any disagreements pertaining to this reservation policy will first be attempted to be resolved by good faith negations. Guests and Alii Resorts, LLC agree that if a dispute has not been successfully resolved within 30 days, the matter will be submitted to mediation for resolution in Maui, Hawaii prior to any litigation and any litigation pertaining to this reservation policy will take place exclusively in courts located in Maui County, Hawaii.
  • This reservation policy represents the entire Agreement of the guests and Alii Resorts, LLC, and may be modified only in writing. It will be governed by the laws of the State of Hawaii and will be binding on a successor, assigns, or devisees. If any provision in this reservation policy is unenforceable, the remaining provisions are valid and enforceable and apply to all occupants within the accommodation.

Beautiful view and great location

The view from the room was great and the location was centralized on Maui making it convenient for driving to vatious destinations. The bathroom needs some attention and updating, but was okay. The price was good and we enjoyed our stay. Our friends that were also staying at Sugar Beach had a room that was completely updated and when together at the resort we entertained at their room.

Paradise!

We just stay in unit #329 for a wee, Dec.5th-11th and it was wonderful. The location is perfect. You wake up to the sound of ocean. The unit was clean, we had everything we needed. It was really easy to communicate with the ali'i Resorts staff. When I booked the room, we talked over the email but everything was smooth and everyone was very pleasant. I would go there again anytime! We didn't wanna come back home to a cold and rainy Portland.

Amazing Beach and Mountain View

We live in Kentucky. So our trip to Hawaii was all about the "once in a lifetime experience" not the outdatedness of the unit. Sugar Beach 329 was clean, equipped and perfect for our family of 4. Our two teen girls were comfortable enough on the pull out couch. The location of Sugar Beach was super as travel access was so easy. Most days we hit the road early to venture out - sunrise at Haleakala, snorkle trip with Red Line Rafting, Hana and West Maui tour with Jungle Tours...Then, we would return "home" to the condo unit. We so enjoyed the sunsets from the lanai, beach walks and lounging by the pool. We were able to spot several whales in the distance. The tennis courts are being used currently for excess parking and the onsite general store was closed for renovations. However, Dina's Sand Witch Shop was convenient and perfect for lunch on the day of arrival and a carryout dinner later in the week. Alii Resorts was quite responsive to all our needs. I was even able to reach the representative on Christmas Day to advise of our travel delays. If I ever have to opportunity to return to Maui - I would gladly book this unit again using alii resorts.

Nice and helpful staff

We had good time in Maui. Your condo was very nice, comfortable and remarkably clean. Location is great, we watched the whales from our lanai as well as gorgeous sun sets. But the best was the helpful staff at ali'i Resorts. You are very fortunate to have them on board. Pat is exceptional.

Great location but unimpressed with the unit

Leaky faucet, bed that sagged in the middle, shower that wasn't sloped to drain, cracked light fixture, broken table. This unit needs some routine maintenance. My family had four other units rented at the same time and this one was not up to par with the others. We asked to be moved and the new unit was much more comfortable.

Awesome Vacation

The staff of ali'i are great! Helpful, honest and humorous. #329 was a comfortable condo, the view is great, we love the pool and beach access. However #329 could definetly use a new sofa!! and some nicer touches.We would stay in 329 again if the sofa was replaced. We did enjoy every minute of our vacation!

Lovely view in Maui

For the price of our room I felt that the bed was substandard. And the the only seating that did not need replacing was the recliner and the chairs on the balcony. Carpets were stained and there was a gross whole in the counter in the kitchen- for the price these things should have been taken care of. Areas looked as if they needed paint. Mismatched tiles washer and dryer poor done- dryer air blowing all over bathroom items. We had to wait while our room was cleaned. We did not get into to the room until an 1 1/2 hours after the check-in time. Despite the condition of the room be had a very good stay.

Great location

We stayed at Sugar Beach Resort #329. The condo eas nicely furnished. We were met by the agent who was so helpful. Gave us great advise of the things we may want to do while on Maui. The condo had everything we needed for the weeks stay. Great views...clean and quiet. The pool and hot tub was perfect. This was my third year and will go back next year. Will recommend this to anyone and have to my friends.

Truely a wonderful time, morning, noon and night.

We were here two weeks, we loved our home on the beach. We would definitely stay in 329 again, we went walking on the beach everyday, twice a day. It was clean, and the maids came in once a week to change your linens for you. The best is waking up in the morning, having a cup of coffee and watching the whales you can see from your lanai. Great for a couple who wants a quiet get away together. Only complaint I have is it needs a new couch. Other than that you'll love it.
