Sugar Beach Resort offers central air conditioning, a large pool area with Jacuzzi, sauna and a children's wading pool, oceanfront gas barbecues, sandwich shop, bar and free onsite parking. The interiors include fully equipped kitchens, washers & dryers, cable television, free local phone service, private lanais and luxury linens supplied directly by Alii Resorts.

A Note from the Owner:  This highly sought after, newly renovated, ocean front corner unit has a view of the swimming pool, BBQ area and of beautiful Sugar Beach extending in both directions. This unit is on the 4th floor and has one bedroom, a fully equipped kitchen, stackable washer and dryer and all the amenities that you should expect such as: FREE wi-fi, FREE local and long distance calls to the US mainland, designer king size bed, new sleeper sofa, 52" flat screen TV, DVD player, TV/DVD player in bedroom, beach chairs, towels, a cooler for the beach and much, much more. Reservation Policy

  • Check-in time is 3:00pm / Check-out time is 11:00am.
  • Valid identification and matching valid accepted credit card required at the time of check-in.
  • Confirmed reservations will receive a letter of confirmation with a reservation number.
  • All units are non-smoking and pets are not permitted.
  • Rates are subject to change.
  • All rates are subject to 14.42% Hawaii State GE/TA Tax and are based on Standard Occupancy.
  • A 3-night deposit is required at time of booking for reservations under 28 nights. (Check deposits within 7 days of booking. All payments must be in US Dollars.) A 25% deposit is required at the time of booking for reservations of 28 or more nights. Final payment for 28+ night stays is due 120 days before arrival.
  • Additional cleaning fees will be added for stays less than 5 nights, when applicable.
  • Guest is responsible for the effects of changes in exchange rate and all fees. Refunds will not be issued due to exchange rate changes.
  • Full prepayment is due 60 days prior to arrival (90 days for Christmas/New Year’s bookings, 120 days for stays of 28+ nights). Your final payment will be automatically charged to the credit card on file on the appropriate due date unless auto-charge is declined.
  • All reservations are subject to a Guest Service Fee that may include but are not limited to applicable cleaning and resort fees.
  • An Early Check In or Late Check-Out may be available at 50% of non-discounted daily rate.
  • Christmas/New Year’s reservations are not subject to normal discounts and minimum nights are required based on unit size. A 10 night minimum is required on 1 bedroom units and a 14 night minimum is required on 2 and 3 bedroom units.
  • Long-Stay Reservations: Any stay 28 nights or longer requires a deposit equaled to 25% of the total value of the reservation. Final prepayment is due 120 days prior to arrival.
  • Cancellation Policy: A fee of 10% of the gross rent or $200, whichever is greater, will be assessed for cancellations received 60+ days prior to arrival (90+ days for Christmas/New Year’s, 120+ days for Long-Stay). For cancellations received within 60 days of arrival (90 days for Christmas/New Year’s bookings, 120 days for stays of 28+ nights) or after arrival date, payments will be retained. If the space can be re-rented, a pro-rata refund will be issued for reservations paid in full.
  • Approved refunds will be remitted via check only and mailed to the address on file.
  • Standard Occupancy is the base number of persons allowed per dwelling unit based on standard bedding and restrictions. 1-Bedroom (2 people), 2-Bedroom (4 people), 3-Bedroom (6 people). Additional person(s) charge of $20 plus tax per person per night above standard occupancy using standard bedding to a maximum occupancy of: 1-Bedroom (4 people), 2-Bedroom (6 people), and 3-Bedroom (8 people). Children 12 and under are free (extra person fee does not apply), but are counted towards maximum occupancy.
  • Ali’i Resorts, LLC is not responsible for childproofing accommodations.
  • Accidental Property Damage Waiver: Accidental Property Damage Waiver affords protection to guests for accidental breakage or damage to the individual rental home up to a maximum of $1000. Damage must be reported by the guest to the Ali’i Resorts office prior to departure. Damage not reported by guests will not be covered by Accidental Property Damage Waiver and the guest will be responsible for any damages incurred. Cost is $40 + tax and is non-refundable. This waiver protection is added to the rent unless guests optout/decline protection in writing on Rental Agreement. If you choose to deny the damage waiver, you will be charged a refundable $400 cash security deposit.
  • Ali’i Resorts, LLC is not responsible for the retrieval and return of lost and found items.
  • Guest is responsible for all phone charges exceeding local standard service and/or additional ordered cable charges.
  • All guests are required to complete the registration form within 24 hours of arrival with Ali’i Resorts, LLC and, if required, register with the property. Failure to complete the registration form may result in immediate eviction.
  • Owner and /or Ali’i Resorts, LLC and /or hired vendors of Owner/Alii Resorts, LLC may enter property with 24-hour notice to tenants occupying unit (except during scheduled cleanings and emergencies) to perform necessary repairs or maintenance, inspect unit or show unit, if necessary.
  • Ali’i Resorts, LLC reserves the right to change your condominium accommodation due to repairs, condo owner use and acts of God. If this should happen, Ali’i Resorts, LLC will make efforts to provide you with another condominium of equal or greater value at the same rate you were paying, or refund the difference for a lower rate condominium, or allow cancellation of your reservation without a cancellation penalty.
  • Guests and other parties involved with the reservation, including but not limited to, travel agents or online travel agents, hereby agree to verify all reservation details including, but not limited to, the accuracy of the rate, applicable fees, condominium complex, and condominium unit number specified in the reservation confirmation. Ali’i Resorts, LLC is not responsible for any third party’s failure to display or provide current photos of the property or for variation in 3rd party posted rates. Sugar Beach Best

This is an awesome condo. I just wish there was more availability! Other owners at Sugar Beach should take notice of the remodel. If you haven't updated, you really should! The bathrooms at Sugar Beach are so small and if they aren't renovated, the experience is not great. Love the lightness of the paned doors for the bedroom. Many of the Sugar Beach bedrooms feel like caves. This one is light and bright. Plus, a TV in the bedroom. Bonus!!

Breathtaking view and a beautiful room.

Room 414 was great. The view from the room is outstanding, looking over the ocean, we watched the turtles feed in the mornings and evenings and even saw a dolphin swim by one night. The new kitchen and bath are beautiful and the unit was clean and inviting. We enjoyed body surfing right there at Sugar Beach, and the pool was wonderful too. They even had a lap swim time every morning. The condo is in a great central location for traveling the island as well. We will definitely be back!

Lovely Condo with Spectacular View

We rented number 414 at Sugar Beach Resort for two weeks in May 2013. It was everything the pictures showed it to be. We loved sitting on the lanai each morning watching the activity on the the beach and in the water, which was right below us. The unit was beautiful wonderfully stocked with everything we needed and more. We appreciated having the beach chairs and cooler at our disposal. The king bed was very comfortable and the kitchen felt so spacious with lots if counter space to work with. The sofa was comfortable. The TV very nice and though we didn't have time to watch it often, we appreciated the wide variety of available channels. The layout of the unit made it very comfortable and we look forward to returning!

Ali'i management very professional and accommodating.The unit was very nicely appointed with every amenity you could want or need. It being and end unit gave you a side window overlooking the pool and well manicured grounds. The bedroom window also faced the pool rather than the parking lot allowing one to hear the waves at night. The oceanfront facing lanai gave you privacy on both sides in addition to 180 degree panorama of the Pacific ocean. Because the beach sand was a coffee color and quite fine in texture it tended to stay suspended in the water which gave it the a brownish hue(not the aqua one would expect in Hawaii)I must add the water was not dirty and there was no seaweed. I would return to Sugar Beach Resort unit #414 in a heartbeat if I were ever to return to Maui.

Five Contented Days

Ali'i made our reservation process simple and greeted us at the condo right on time. We have stayed at Sugar Beach several times but this was the first in 414. It was very well appointed, comfortable, very clean and as a corner unit it captured the breezes, eliminating the need for air conditioning. The opportunity to sit on our private patio just yards from the water, watch the sunsets and listen to the ocean is not available in many places. That's what we like the most and that's why we'll be back to Sugar Beach # 414

A Wonderful hassle fee vacation!

I was thrilled with our Condo rental. It was well maintained, on the beach, amazing view off the lanai. Our fifth trip to hi and our best experience so far. We checked in, everything we needed was in the condo and in great shape. Only negative is we checked availability for the same spot next year and it had gone up over $100.00 night. The folks at ali'i were great!

This condo is very clean and well maintained. The location on the beach front as well as being on the fourth floor made for lots of incredible whale watching experiences. We were very comfortable and felt like the place was ours for two weeks. We often referred to this unit as home when we were out and about the island. We definitely will be returning to this location in the near future.

414 is suddenly a new favorite number of mine!

We go to Sugar Beach when we can in February to see the whales.Great location in the bay for them. 414 had all the amenities we needed and was somewhat comfortable although it was hard to sit for a long stretch of time. Same with the bed. Okay for awhile but then uncomfortable for us. Clean. Great greeting from Kai!! Thanks so much for the Wi-Fi! Appreciate the beach chairs to take with us to other places we wanted to sit and relax. Nice to have a code and not a key, too. Thanks so much for sharing your home with us! Worth the money.

weather was perfect!

The service was great. Like the unit very much! Definitely needs a coffee table. New microwave is great. Perfect floor and location! New flooring is so great!! Could use that in bedroom too or different carpet in there. Have it reserved for next year already!

Such an amazing place to visit!

Sugar Beach Resort is centrally located on Maui, with easy access to other areas of the island. It is reasonably priced and the place to stay for anyone who truly desires an "ocean front" condo. Having a well-stocked kitchen, washer/dryer and other condo amenities (pool, hot tub, etc.) make this a place I return to, year after year. Unit #414 is special, with a second living room window facing north (it's a corner unit), which gives you optimal ocean viewing. Whales and giant sea turtles can be seen from the lanai on a daily basis! Ali'i Resorts was arranging for flooring updates while we were there (tile and carpet were being replaced). A recliner would make a nice living room addition (the occasional chair was not the most comfortable). Ali'i Resorts staff are always pleasant to work with and provide top notch service. I highly recommend them for anyone planning to travel to Maui.

The unit has been completely upgraded

The kitchen floor had tiles that were loose and then began to pop up. We called and they sent someone out to fix them. I caught this person looking into rooms which he had no business being in considering the damage was in the kitchen. We were pleased with the quick response but is a lesson to me not to let anyone enter my condo for any reason without me present.

Great Views!

We loved the view from our balcony and our flat was very comfortable. The only thing that might prevent us from staying here again is the location. Sugar Beach pretty much requires you to drive everywhere and we might prefer a location where we could walk to restaurants/shopping but other than that the flat was great.
