Sugar Beach Resort is a tranquil beachfront condominium resort located in North Kihei offering sweeping views of the Pacific. There are two six story buildings with elevators and the beach fronting the property is exceptional for sunsets, swimming, windsurfing, long relaxing beach walks and spectacular seasonal whale watching. Sugar Beach Resort offers central air conditioning, a large pool area with Jacuzzi, sauna and a children's wading pool, oceanfront gas barbecues, sandwich shop, bar and free onsite parking. The interiors include fully equipped kitchens, washers & dryers, cable television, free local phone service, private lanais and luxury linens supplied directly by Alii Resorts.

A Note from the Owner:  What is truly special about our tropical 'home away from home' is the sense of peace and well-being we feel as soon as we walk through the front door. We are instantly drawn to the soothing sounds of the surf just outside the lanai doors!

Every morning a long walk on the beach and a warm swim in the bay begins another relaxing day away from our often stressful and hectic lives on the mainland.

We have enjoyed updating our vacation home over the years and have recently completely renewed the vanity area of the bathroom with cabinetry, tile and new fixtures.

The fridge and dishwasher in the kitchen are brand new as well as the lanai area rugs and outdoor chairs. Everything is very low maintenance and this gives us more time to spend lounging on the pool deck or exploring all that Maui has to offer.

As we come from a very rainy, cold climate, we genuinely appreciate all the outdoor activities that are steps from our island home! We feel very fortunate to have found this piece of paradise and hope that by sharing it with others, they too will walk away with a renewed sense of peace and connection to the natural beauty of Maui.

Ali’i Resorts Reservation Policy

Check-In / Check-Out Times

  • Check-in time is 4:00 PM / Check-out time is 10:00 AM
  • Valid identification and matching valid accepted credit card required at the time of check-in.
  • All guests are required to complete the registration form within 24 hours of arrival with Ali’i Resorts, LLC and, if required, register with the property. Failure to complete the registration form may result in access code deactivation and/or immediate eviction.

Reservations

  • Confirmed reservations will receive a letter of confirmation with a reservation number after the signing of the E-signature document.
  • Rates are subject to change.
  • All rates are subject to 14.42% Hawaii State GE/TA Tax as required by law and are based on Standard Occupancy.
  • A 3-night deposit is required at the time of booking for reservations under 28 nights. (Check deposits within 7 days of booking. All payments must be in US dollars.)
  • We accept Visa, MasterCard, Discover and AMEX credit card payments.
  • Payments made by check/ACH will receive a 2% discount off the gross rent of the reservation (Deposit AND Final Payments must be made by check/ACH to receive the discount). All ACH payments will require a signed authorization form before your reservation is confirmed.
  • Check payments must be received within 7 days of the date of booking. All check payments must be in US dollars.
  • Long Stay Reservations: Any stay 28 nights or longer requires a deposit equal to 25% of the total value of the reservation.
  • Full prepayment is due 60 days prior to arrival (90 days for Christmas/New Year’s bookings, 120 days for stays of 28+ nights). Your final payment will be automatically charged to the credit card on file on the appropriate due date unless auto-charge is declined.
  • All reservations are subject to a Guest Service Fee that may include but are not limited to applicable cleaning and resort fees.
  • Additional cleaning fees will be added for stays less than 5 nights, when applicable.

Property Damage

  • Accidental Property Damage Waiver: Accidental Property Damage Waiver affords protection to guests for accidental reported breakage or damage to the individual rental home up to a maximum of $1000. Damage must be reported by the guest to the Ali’i Resorts office prior to departure. Damage not reported by guests will not be covered by Accidental Property Damage Waiver and the guest will be responsible for any damages incurred. Cost is $40.00 + tax and is non-refundable. This waiver protection is added to the total reservation cost unless guests opt-out/decline protection in writing on Rental Agreement. If you choose to deny the damage waiver, you will be charged a refundable $400 cash security deposit.

Cancellation and Changes

  • A fee of 10% of the gross rent or $200, whichever is greater, will be assessed for cancellations received 60+ days prior to arrival (90+ days for Christmas/New Year’s, 120+ days for LongStay). For cancellations received within 60 days of arrival (90 days for Christmas/New Year’s bookings, 120 days for stays of 28+ nights) or after arrival date. No refund is available unless space can be rerented. If space can be re-rented, a pro-rata refund will be issued for reservations paid in full. Cancellations are subject to a processing/handling fee.
  • Approved refunds will be remitted via check only and mailed to the address on file.
  • Guest is responsible for the effects of changes in the exchange rate and all fees. Refunds will not be issued due to exchange rate changes.

COVID-19 Exposure

  • An inherent risk of exposure to COVID-19 exists in any public place where people are present. COVID-19 is an extremely contagious disease that can lead to severe illness and death. By visiting the island of Maui, you voluntarily assume all risks related to exposure to COVID-19.

Early Check-In or Late Check-Out

  • An Early Check-In or Late Check-Out may be available at 50% of the non-discounted daily rate on participating condos.

Holidays

  • Christmas/New Year’s reservations are not subject to normal discounts and minimum nights are required based on unit size. A 10- night minimum is required on 1-bedroom units and a 14-night minimum is required on 2- and 3-bedroom units.

Rental Occupancy

  • Standard Occupancy is the base number of persons allowed per dwelling unit based on standard bedding and restrictions. 1-Bedroom (2 people), 2-Bedroom (4 people), 3-Bedroom (6 people).
  • Additional person(s) charge(s) of $20 plus tax per-person, per-night above standard occupancy using standard bedding to a maximum occupancy of 1-Bedroom (4 people), 2-Bedroom (6 people), and 3-Bedroom (8 people).
  • Children 12 and under are free (extra person fee does not apply) but are counted towards maximum occupancy.
  • All units are non-smoking. Pets are not permitted.
  • Ali’i Resorts, LLC is not responsible for the retrieval and return of lost and found items. Shipping/handling fees apply for mailing back lost and found items. A minimum charge of $40 plus the cost of shipping applies.
  • Guest is responsible for all phone charges exceeding local standard service and/or additional ordered cable charges.
  • Ali’i Resorts, LLC is not responsible for childproofing accommodations.
  • Ali’i Resorts, LLC will communicate with guests as Ali’i Resorts is notified of disruptions to the tenant’s enjoyment due to construction projects, noise at neighboring properties, or interruption in available amenities. Properties are treated professionally for insect control. Additional measures are available upon request. Appliances and electronics which include but are not limited to: air conditioning units, TV’s, DVD players, water heaters, washer/dryers, internet, and
    phone service are known to be in operation upon arrival unless the guest is notified otherwise. The guest accepts that unexpected impacts happen due to construction projects, noise at neighboring properties, interruption in available amenities, insects, failed appliances/electronics, interruptions in utilities including but not limited to the internet may occur and guest agrees to hold Ali’i Resorts/Owner harmless for such incidents. Ali’i Resorts, LLC agrees
    to make good faith efforts to resolve the reported problem as quickly as possible.
  • Owner and /or Ali’i Resorts, LLC, and /or hired vendors of Owner/Alii Resorts, LLC may enter property with 24-hour notice to tenants occupying unit (except during scheduled cleanings and emergencies) to perform necessary repairs or maintenance, inspect unit or show unit, if necessary.
  • Ali’i Resorts, LLC reserves the right to change guest condominium/home accommodation. In most cases, this is due to repairs, condo owner use, and/or acts of God. If this should happen, Ali’i Resorts, LLC will make good faith efforts to provide you with another condominium/home of equal or greater value at the same
    rate you were paying, or refund the difference for a lower rate condominium/home, or allow cancellation of guest’s reservation without a cancellation penalty.
  • Guests and other parties involved with the reservation, including but not limited to, travel agents or online travel agents, hereby agree to verify all reservation details including, but not limited to, the accuracy of the rate, applicable fees, condominium complex, and condominium unit number specified in the reservation confirmation.
  • Ali’i Resorts, LLC is not responsible for any third party’s failure to display or provide current photos of the property or for variation in 3rd party posted rates. All 3rd parties are advised to and are responsible for posting accurate rates. Alii Resorts, LLC does not control, nor is responsible for any 3rd party booking site fees. Guest & Ali’i Resorts Agreement

  • Guests agree that any disagreements pertaining to this reservation policy will first be attempted to be resolved by good faith negations. Guests and Alii Resorts, LLC agree that if a dispute has not been successfully resolved within 30 days, the matter will be submitted to mediation for resolution in Maui, Hawaii prior to any litigation and any litigation pertaining to this reservation policy will take place exclusively in courts located in Maui County, Hawaii.
  • This reservation policy represents the entire Agreement of the guests and Alii Resorts, LLC, and may be modified only in writing. It will be governed by the laws of the State of Hawaii and will be binding on a successor, assigns, or devisees. If any provision in this reservation policy is unenforceable, the remaining provisions are valid and enforceable and apply to all occupants within the accommodation.

All about the view

This place is a bit away from the action and requires one to get into the car for anything from restaurants to nicer public beaches. BUT the views are absolutely fantastic! Sitting down for dinner on our lanai was very special. The sunset was beautiful. The complex was nice with all that you really need: BBQs, Pool, small beach, etc... The unit is well located on the 4th floor to maximise the view. Although the Kitchen has been renovated some other aspects of the unit probably needs renovations. Everything is functional, but aesthetics are just OK. I would still highly recommend.

My husband and I fell in love with Maui, and our condo at sugar beach resort was nothing short of perfect in every way. All the conveniences of home minus any of the day to day stresses. Absolutely loved our stay and we plan on coming back. We flew to Waikiki after a weeks stay in Maui and the two places are completely opposite. So calm, peaceful and relaxing at sugar beach. Great location!

Far enough from the busy Kehei crowds but close enough to town for a short drive to shopping. Abc and the farmer's market within walking distance. On site water toy rentals and excursion bookings. Nice sandy beach, excellent sunsets. The only noise we heard was the waves from the beach. Room was nicely updated with Tommy Bahama decor. Exceptional service from ali"i Resorts. We didn't want to leave...ever.

We have stayed all over Maui....this condo was clean and everything in it worked well..... a good bed...lots of towels and housing supplies.....Excellent veiws..... the resort was clean and well maintained.....the rental company was professional and very helpful to deal with....will stay again!!!!!!

Wonderful Stay in North Kihei

We stayed 3 nights in unit #430 in January, 2013. The unit was recently remodeled and had everything we needed. The view from the balcony and living room was wonderful. We were able to watch whales from the balcony and all the canoe clubs launch near the resort. We used the grilling area one night, which was very nice. The resort is in a quiet area of Kihei..and we were very glad we were not in the South part of Kihei; a much busier area. We did not spend much time during the day at the resort, as we explored the area. We traveled to the summit of Haleakala for sunset one day, and drove past Wilmea to go to big and small beach and to go snorkeling at ulul beach (we missed the dolphins). It was very windy the days were were there so some snorkeling beaches were too rough to snorkel. We went snorkeling at Black Rock in Lahania one day..and it was an easy trip from this resort. Lunch at Mama's fish house was a 35 minute drive. A must do! There is an aBC store near the resort, and some great shaved ice in the same plaza. The location of this resort is perfect for exploring much of Maui and you will return to a much quieter area at the end of the day for wine on the balcony!

Rented this condo @Sugar Beach Resort #430, clean beautiful views,clean,amazing views and did I mention clean!! Comfortable and everything you need for a pleasant vacation:) my husband and sons had an amazing golfing week!! Truly enjoyed the breath taking views.

Absolutely Wonderful

I must say that we were very impressed with the service we received from your staff from beginning to end. Susan welcomed us into the condo on time, and everything was so neat and clean. We were especially impressed with how well stocked the condo was, with enough pots, pans, dishes, glasses, spices, towels, and it even had lawn chairs with an umbrella, and an ice chest. What can I say about the view? It was just beautiful sitting on our balcony looking out at the blue ocean! A special "thank you" to Carni, who was so helpful when we needed to leave a little later than expected due to a change in our flight schedule. Kudos!

Maui, not for an active grandfather and grandson.

My grandson and I enjoyed our stay at Sugar Beach. Unit 430 was as advertised with everything you need in the suite.The one complaint would be the lack of T.V. stations. I know this is not an issue for most people but when you have a teenage boy and nothing to do in the evening, the extra entertainment would have been appreciated. The advertisement on T.V. say's for $14.95 a month you can have over 300 station's. One nites rent would cover the cost for the entire year. Small price to pay for providing your cliental with extra entertainment on a quiet island. Great couples vacation destination but not really for an active grandfather and grandson.
