Sugar Beach Resort is a tranquil beachfront condominium resort located in North Kihei offering sweeping views of the Pacific. There are two six story buildings with elevators and the beach fronting the property is exceptional for sunsets, swimming, windsurfing, long relaxing beach walks and spectacular seasonal whale watching. Sugar Beach Resort offers central air conditioning, a large pool area with Jacuzzi, sauna and a children's wading pool, oceanfront gas barbecues, sandwich shop, bar and free onsite parking. The interiors include fully equipped kitchens, washers & dryers, cable television, free local phone service, private lanais and luxury linens supplied directly by Alii Resorts.


A Note from the Owner:  We live on an island in Ketchikan Alaska and our family has been visiting Maui for 35 years. Sugar Beach is the absolute best, we walk the 7-mile white sand beach every day, swim a mile in the ocean right out front every morning, boogie board in the waves, and the kids swim laps in the pool and snorkel for the green turtles. We maintain and upgrade our home away from home every year, the kitchen is well stocked, the beds are comfortable, and the ocean view is spectacular. Paradise found, you will enjoy every minute.


NEW 2016 Condo Updates Include: 50-inch flat screen TV in living room, 32-inch flat screen TV in bedroom, new carpet installed and new ceramic floor tile surrounding a brand-new kitchen remodel in May.

Reservation Policy

  • Check-in time is 3:00pm / Check-out time is 11:00am.
  • Valid identification and matching valid accepted credit card required at the time of check-in.
  • Confirmed reservations will receive a letter of confirmation with a reservation number.
  • All units are non-smoking and pets are not permitted.
  • Rates are subject to change.
  • All rates are subject to 14.42% Hawaii State GE/TA Tax and are based on Standard Occupancy.
  • A 3-night deposit is required at time of booking for reservations under 28 nights. (Check deposits within 7 days of booking. All payments must be in US Dollars.) A 25% deposit is required at the time of booking for reservations of 28 or more nights. Final payment for 28+ night stays is due 120 days before arrival.
  • Additional cleaning fees will be added for stays less than 5 nights, when applicable.
  • Guest is responsible for the effects of changes in exchange rate and all fees. Refunds will not be issued due to exchange rate changes.
  • Full prepayment is due 60 days prior to arrival (90 days for Christmas/New Year’s bookings, 120 days for stays of 28+ nights). Your final payment will be automatically charged to the credit card on file on the appropriate due date unless auto-charge is declined.
  • All reservations are subject to a Guest Service Fee which includes WiFi (when available), parking, local phone calls, applicable property fees and applicable cleaning costs.
  • An Early Check In or Late Check-Out may be available at 50% of non-discounted daily rate.
  • Christmas/New Year’s reservations are not subject to normal discounts and minimum nights are required based on unit size. A 10 night minimum is required on 1 bedroom units and a 14 night minimum is required on 2 and 3 bedroom units.
  • Long-Stay Reservations: Any stay 28 nights or longer requires a deposit equaled to 25% of the total value of the reservation. Final prepayment is due 120 days prior to arrival.
  • Cancellation Policy: A fee of 10% of the gross rent or $200, whichever is greater, will be assessed for cancellations received 60+ days prior to arrival (90+ days for Christmas/New Year’s, 120+ days for Long-Stay). For cancellations received within 60 days of arrival (90 days for Christmas/New Year’s bookings, 120 days for stays of 28+ nights) or after arrival date, payments will be retained. If the space can be re-rented, a pro-rata refund will be issued for reservations paid in full.
  • Approved refunds will be remitted via check only and mailed to the address on file.
  • Standard Occupancy is the base number of persons allowed per dwelling unit based on standard bedding and restrictions. 1-Bedroom (2 people), 2-Bedroom (4 people), 3-Bedroom (6 people). Additional person(s) charge of $20 plus tax per person per night above standard occupancy using standard bedding to a maximum occupancy of: 1-Bedroom (4 people), 2-Bedroom (6 people), and 3-Bedroom (8 people). Children 12 and under are free (extra person fee does not apply), but are counted towards maximum occupancy.
  • Ali’i Resorts, LLC is not responsible for childproofing accommodations.
  • Accidental Property Damage Waiver: Accidental Property Damage Waiver affords protection to guests for accidental breakage or damage to the individual rental home up to a maximum of $1000. Damage must be reported by the guest to the Ali’i Resorts office prior to departure. Damage not reported by guests will not be covered by Accidental Property Damage Waiver and the guest will be responsible for any damages incurred. Cost is $40 + tax and is non-refundable. This waiver protection is added to the rent unless guests optout/decline protection in writing on Rental Agreement. If you choose to deny the damage waiver, you will be charged a refundable $400 cash security deposit.
  • Ali’i Resorts, LLC is not responsible for the retrieval and return of lost and found items.
  • Guest is responsible for all phone charges exceeding local standard service and/or additional ordered cable charges.
  • All guests are required to complete the registration form within 24 hours of arrival with Ali’i Resorts, LLC and, if required, register with the property. Failure to complete the registration form may result in immediate eviction.
  • Owner and /or Ali’i Resorts, LLC and /or hired vendors of Owner/Alii Resorts, LLC may enter property with 24-hour notice to tenants occupying unit (except during scheduled cleanings and emergencies) to perform necessary repairs or maintenance, inspect unit or show unit, if necessary.
  • Ali’i Resorts, LLC reserves the right to change your condominium accommodation due to repairs, condo owner use and acts of God. If this should happen, Ali’i Resorts, LLC will make efforts to provide you with another condominium of equal or greater value at the same rate you were paying, or refund the difference for a lower rate condominium, or allow cancellation of your reservation without a cancellation penalty.
  • Guests and other parties involved with the reservation, including but not limited to, travel agents or online travel agents, hereby agree to verify all reservation details including, but not limited to, the accuracy of the rate, applicable fees, condominium complex, and condominium unit number specified in the reservation confirmation. Ali’i Resorts, LLC is not responsible for any third party’s failure to display or provide current photos of the property or for variation in 3rd party posted rates. Newly Remodeled Kitchen and Bath

This was our second visit to Sugar Beach unit#531 and the newly remodeled kitchen and bath are really very nice!The white cabinets are top quality and plentiful and really brighten the interior.  The granite countertops through out are beautiful and easy to clean.New carpeting  in the bedroom and living room and the light tile floor elsewhere transform the previously dated interior into a clean, bright space.From this oceanfront condo you view the breath-taking Ma'alaea Bay and can see endless tropical sunrises to the east as well as spectacular sunsets to the west. Many other units here have only an east or west facing view of the bay, but not both.The privacy of the covered lanai, facing the beautiful bay, offers a quiet spot to enjoy breakfast and afternoon sunbathing hidden from view by any nearby lanais or noise from the pool deck.This condo is a perfect fit for anyone desiring a warm and welcome holiday in paradise!

Perfect location!

My husband and I stayed here in April...loved the location! The check in was super easy and very professional, loved the personal service. The unit was stocked with everything we needed and loved being able to hear the waves from our lanai and open windows at night. Love having the washer and dryer in the unit instead of having to go to a central location. Lovely sunsets, walks on the beach and close to town. BBQ area was nice, just a bit too crowed for us, but we used it several times. Would definitely stay here again.

Great Time

We rented the condo for 11 days. It was clean and well stocked but a little dated (the kitchen and bathroom floor can use a update) but other then that I loved the condo. Great views, and so quiet. I would have rented this condo again for 2015 except for the huge price jump.

Sugar Beach Paradise Vacation

Our most recent stay at Sugar Beach was in unit 531. We have stayed previously in a garden/pool view ground level unit which was nice and prompted our desire to return for another vacation. 531 however with it's gorgeous ocean front view from the lanai was breath taking every day. The loacaton of Sugar Beach in Kihei is perfect, right on the beach, central to the south side of Maui allowing for ease of travel to Lahaina, Wailea, Kahalui and Paia all in about 20-25 min. The quiet yet perfect 4.5 miles of beach allow for leasurely strolls or early morning jogs. Sunrise over Haleakela with its shadow cast across the valley to the west Maui mountains, slowly disappearing as the sun rises is amazing to see. The pool and hot tub are heated and very clean. The group of grills for cooking beach side were a nice amenity. We went to Eskimo Candy to get our fresh fish and grilled an incredible meal. We highly recommend Sugar Beach and the staff at ali'i. They were so accomodating from booking through our arrival and stay. The unit was cleaned and ready for us when we arrived. They checked on us after a day of allowing us to get settled in. We were sorry to have to leave but will definitely be back to the Paridise of Maui and Sugar Beach.

Maui in February

We arrived at Kahului airport and called ali'i Resorts to let them know. We were greeted at the condo by their representative who brought several gifts, including a bottle of wine. The unit was clean and ready for our two week stay. We had a general claening after our first week with linen changes and cleaning. The unit is within walking distance of an aBC Store, a bakery, a shave ice store and a Farmers Market open Mon-Sat. It has all the produce you could ever want including mangos, papayas, pineapples, apple bananas and lettuce, tomatoes and salad mixings. A few miles south of the unit you can find restaurants, clothing stores, shops of all kinds, the post office, a few grocuery stores and a hardware store. The location of the unit provides for the best possible trip excursions to the west part of the island, north and south. It is central to everything. The ali'i Resorts staff is just fabulous to work with and will accommodate any need or adjustment that you may encounter. The units are either smoking or non-smokining apparently. We don't smoke and never been bothered by smokers except on the last three days of this trip when the occupants below us arrived and smoked on their lanai. I will be coming back for two more weeks next year. I thoroughly enjoyed the experience as I have the last five years in a row.
