Reservation Policy

  • Check-in time is 3:00pm / Check-out time is 11:00am.
  • Valid identification and matching valid accepted credit card required at the time of check-in.
  • Confirmed reservations will receive a letter of confirmation with a reservation number.
  • All units are non-smoking and pets are not permitted.
  • Rates are subject to change.
  • All rates are subject to 14.42% Hawaii State GE/TA Tax and are based on Standard Occupancy.
  • A 3-night deposit is required at time of booking for reservations under 28 nights. (Check deposits within 7 days of booking. All payments must be in US Dollars.) A 25% deposit is required at the time of booking for reservations of 28 or more nights. Final payment for 28+ night stays is due 120 days before arrival.
  • Additional cleaning fees will be added for stays less than 5 nights, when applicable.
  • Guest is responsible for the effects of changes in exchange rate and all fees. Refunds will not be issued due to exchange rate changes.
  • Full prepayment is due 60 days prior to arrival (90 days for Christmas/New Year’s bookings, 120 days for stays of 28+ nights). Your final payment will be automatically charged to the credit card on file on the appropriate due date unless auto-charge is declined.
  • All reservations are subject to a Guest Service Fee which includes WiFi (when available), parking, local phone calls, applicable property fees and applicable cleaning costs.
  • An Early Check In or Late Check-Out may be available at 50% of non-discounted daily rate.
  • Christmas/New Year’s reservations are not subject to normal discounts and minimum nights are required based on unit size. A 10 night minimum is required on 1 bedroom units and a 14 night minimum is required on 2 and 3 bedroom units.
  • Long-Stay Reservations: Any stay 28 nights or longer requires a deposit equaled to 25% of the total value of the reservation. Final prepayment is due 120 days prior to arrival.
  • Cancellation Policy: A fee of 10% of the gross rent or $200, whichever is greater, will be assessed for cancellations received 60+ days prior to arrival (90+ days for Christmas/New Year’s, 120+ days for Long-Stay). For cancellations received within 60 days of arrival (90 days for Christmas/New Year’s bookings, 120 days for stays of 28+ nights) or after arrival date, payments will be retained. If the space can be re-rented, a pro-rata refund will be issued for reservations paid in full.
  • Approved refunds will be remitted via check only and mailed to the address on file.
  • Standard Occupancy is the base number of persons allowed per dwelling unit based on standard bedding and restrictions. 1-Bedroom (2 people), 2-Bedroom (4 people), 3-Bedroom (6 people). Additional person(s) charge of $20 plus tax per person per night above standard occupancy using standard bedding to a maximum occupancy of: 1-Bedroom (4 people), 2-Bedroom (6 people), and 3-Bedroom (8 people). Children 12 and under are free (extra person fee does not apply), but are counted towards maximum occupancy.
  • Ali’i Resorts, LLC is not responsible for childproofing accommodations.
  • Accidental Property Damage Waiver: Accidental Property Damage Waiver affords protection to guests for accidental breakage or damage to the individual rental home up to a maximum of $1000. Damage must be reported by the guest to the Ali’i Resorts office prior to departure. Damage not reported by guests will not be covered by Accidental Property Damage Waiver and the guest will be responsible for any damages incurred. Cost is $40 + tax and is non-refundable. This waiver protection is added to the rent unless guests optout/decline protection in writing on Rental Agreement. If you choose to deny the damage waiver, you will be charged a refundable $400 cash security deposit.
  • Ali’i Resorts, LLC is not responsible for the retrieval and return of lost and found items.
  • Guest is responsible for all phone charges exceeding local standard service and/or additional ordered cable charges.
  • All guests are required to complete the registration form within 24 hours of arrival with Ali’i Resorts, LLC and, if required, register with the property. Failure to complete the registration form may result in immediate eviction.
  • Owner and /or Ali’i Resorts, LLC and /or hired vendors of Owner/Alii Resorts, LLC may enter property with 24-hour notice to tenants occupying unit (except during scheduled cleanings and emergencies) to perform necessary repairs or maintenance, inspect unit or show unit, if necessary.
  • Ali’i Resorts, LLC reserves the right to change your condominium accommodation due to repairs, condo owner use and acts of God. If this should happen, Ali’i Resorts, LLC will make efforts to provide you with another condominium of equal or greater value at the same rate you were paying, or refund the difference for a lower rate condominium, or allow cancellation of your reservation without a cancellation penalty.
  • Guests and other parties involved with the reservation, including but not limited to, travel agents or online travel agents, hereby agree to verify all reservation details including, but not limited to, the accuracy of the rate, applicable fees, condominium complex, and condominium unit number specified in the reservation confirmation. Excellent! Excellent! excellent!

We have stayed in Unit #110 in 2013 and 2014 and we are already looking at our calendar for 2015 - the staff at ali'i Resorts are the best - from the time you call for a quote to the day you have finished your vacation they are there for you - the cleaning staff are excellent as well - this is a cement building so you do not hear anyone upstairs or beside you - being an end unit you have more privacy when eating outside on your lanai - if you need some shade this unit has a beautiful big palm tree to sit under right in front of your unit next to the ocean - this unit is located just off the highway coming from the airport and is centrally located for shopping including groceries - at Foodlands make sure you ask for a free customer card and you receive 10% off all your groceries - it never expires and we use our year after year - right across the street from the condo is a fruit and vegetable fresh market as well as an aBC store that is open until 11 PM every night if you have run out of milk, eggs, beer etc. The only thing that we mentioned to ali'i Resorts on this current trip is the matresses on the twin beds in the 2nd bedroom should be changed soon as they are not as firm as they used to be - the matress in the 1st bedroom is new and excellent - what we totally enjoy is the tranquility of the property and the cleanliness and the value for what you receive - my husband and I have very busy lives here at home and so it is sure nice to relax and have the ocean right there - you can't go wrong in renting this Unit.

What a view!

My family had a wonderful stay in this ground floor condo. It had almost everything we could possibly want, with the exception of a kettle. An excellent location for Stand up paddling straight off the back door, we spotted turtles lazing around on our first morning paddle, amazing. The condo is well located with 20 min access to Paia or Lahiana. The outrigger club next door was often an early wake-up call but their presence on the water was such a sight to see each day. The little farmer's market across the road provided our snacks and lunch for each day. My only gripe would be that the windows were dirty, a shame when the view from most rooms took in the water.

Two Weeks of Bliss

We were very impressed with the professional and helpful service that was provided to us from ali'i Resorts. We would certainly use them again. Since we were the last unit on the main floor and we were the only big tree that provided some shade just a couple of feet from your lanai you did not always have privacy to eat your meals outside on your lanai. We would get up and get our lounge chairs all set up for a little sun and if we left them for a few minutes the other people took them and our spot. We got used to it after a while. They would leave their towels and books on the chairs in front of our unit for the whole day and come and go as they pleased. The condo had everything you could possibly need in the kitchen - there was not a kitchen gadget that was not there - the linens between the bedroom sheets to bathroom towels were a-1. The accommodations were very good - a lot of space. The location was great - there was a market for fruits,vegetables and baked goods right across the street. There was also an aBC store right across the street if you needed any last minute groceries (eggs, milk, juice etc.). We loved hearing the waves during the day and night, the site was very quiet and peaceful, the property was very clean as well. This is a excellent family location.

Beachside Paradise!

My husband and our two sons (9 & 13) loved our stay in this condo! We arrived in the middle of the night, so the keyless entry code made getting in easy. We were greeted the following day by the condo rep. The king size master was super comfortable and we fell asleep every night to the sounds of the ocean. The single beds in the other bedroom weren't as good, but the kids managed! We didn't find the spice cupboard until half way through the visit, so that cost us a bit (it's the hard-to-open cupboard on the funny pony wall -- looks like an electrical panel!). Kihei is great -- lots of beaches and easy access to any part of the island. We did it all: sunrise at Haleakala, the road to Hana (clockwise!) and the north road. The ground floor unit has great access to the outdoor space -- easy to let the kids out to run around. The cleaners came halfway through our stay and they did a great job (it would have been nice to know the day they were coming so we could get some of our stuff tidied!). The insuite laundry is also a huge bonus. We received a friendly call regarding our check out and because we were flying out late in the evening, we were thrilled to be offered complimentary 3pm check-out -- it made our stay! We'll definitely be back to Maui and would come back to this unit for sure!

Can't Be Beat

We have been visiting Maui on and off for the last 36 years and have stayed in #110 about five or six times. It's been our favorite place to stay due to a number of reasons. First, the Kihei area is the most value for your money and this Kihei Beach Condominium (formally known as Kiehei Beach Resort) is so close to the beach, unlike most condo facilities. Second, what’s great about the ground units like 110, is you are literally 12 yards from the back door of your unit to the waters edge of Sugar Beach. Third, this unit is one of only three available ground level 2 bedroom units that can sleep 6 in you include the sleeper sofa in the living room. All 1 bedroom units have the bedroom on the entrance side of the unit while the 2 bedroom units have the master bedroom on the beach side and the second bedroom is on the entrance side. What this means is you can hear the waves from your master bedroom as they lull you to sleep. This unit was remodeled some years back so it’s very nicely laid out. The place could use another remodel but then you would be paying more like the other units, so I hope they keep is simple and affordable. Besides, we come here for the beach and other outdoor activities and not to hang out in a room all day.


This condo could not have been more perfect for our stay. There were three sisters who made this trip as a tribute to our mother who, for her 75th birthday, introduced us to the beautiful Hawaiian islands many years ago. Our mom died the next year, so this was the first time the three sisters were able to make the trip together. To put it was very special. First and foremost, Ali'i was the absolute best. I loved working with Carnie while planning the trip, and Susan was amazing when we arrived and during our stay. Kihei Beach Condominiums was everything we were hoping for - the condo was perfectly located on the ground floor, corner unit. It had all the amenities that we wanted and more. We did not rent a car, as all of us had been to the islands many times before and had seen all the "tourist" attractions. Our intent was to reminisce, swim, eat, drink and otherwise enjoy this paradise. One of the main reasons we chose this area was the incredible beach, and we walked and swam every day. We visited the Sandwitch deli in the Sugar Beach resort several times, and found the service and food very good. We utilized the farmers market and aBC store across the street multiple times, and used the city bus several times to go snorkeling, grocery shopping, and to Fred's for Taco Tuesday. We absolutely needed no car at all. This trip was indeed extraordinary and I will definitely be back - bringing my husband and staying several weeks next time. Thanks again to Bob and Deb for being gracious management at Kihei Beach, to the condo owners for sharing their "home", and to ali'i for their exceptional customer service. Very nice place.

Just like living at home, games,movies, books to read. Wonderful walking and snorkeling beach with great sunsets. Plenty of hangers, bedding, towels. Farmers market across the street. Beds were very comfortable.

Beautiful Maui

We enjoyed discovering the different facets of Maui; fabulous beaches leading to warm ocean waters teaming with life,rain forests of flowers and bamboo,dry land swept by ocean breezes,breathtaking views from way up on clouds. And between all of this, a home to come back to. Where relaxing to the sound of breaking waves under a setting sun happens every night.


I could write a book about this fantastic vacation, but to cut it short: The condo was beautiful and perfect for the 4 of us; we had everything we needed there. The ocean was a few steps away from our door; the view with the ocean, palm trees, mountain was incredible. I ran on the sandy beach barefoot every morning and we watched the canoe club practice. Everything was close (beaches, luaus, restaurants, harbor, etc...). We would use alii Resort's Services in a heartbeat again, if we got a chance to go back. Everything was as they described, we really appreciate their help throughout the reservation process, getting settled in the condo, leaving the condo and all. Thank you!

The unit was well equipped and met all of our needs. We were particularly impressed with the quick response and friendliness of all your service people, i.e. your plumber/handyman, housekeeping, yard workers and security personnel.

No better place to stay!

For the 7th year in a row, we have stayed at Kihei Beach Resort. This location is perfect in so many ways. Close to the beach, quiet surroundings...and the best sunsets ever! Kihei has several places to eat, lounges galore and just a fun atmosphere where ever you go. Just can't get any closer to heaven when you're in Maui!

Perfect condo on the water

This ground floor unit was great for two couples. It was perfectly clean and well kept. Having no stairs to climb was helpful to one of us healing from surgery. The water is literally just steps from the patio door. My husband said it was 21 feet. We were watching whales from the moment we arrived. When we first arrived there was backup in the kitchen sink. We called and they fixed it. When the can opener failed, they brought over another. We liked the farmer's market right across the road. We cooked most meals in the kitchen. It had most everything we needed for cooking and serving. We enjoyed the canoe club that was located next door. We loved watching the outrigger canoes go out in the morning. In the afternoon, the local high school team came and launched from the canoe club for their practice. We enjoyed every sunset by stepping right out the door. The whole building would be out watching the sun go down. It was great fun. I can recommend this unit to anyone.

Wanted to visit paradise and wasn't dissapointed!

We were greeted upon our arrival just as promised. Our greeter (sorry I forgot her name) thoroughly explained all the details regarding our vacation unit. Perfectly located right in the middle of Maui so that all destinations are reasonably accessible including restaurants, tourist attractions etc. Oceanfront unit with the beach just 50 feet from our back door. Most comfortable bed my wife and I have ever sleep (besides our own at home) in any stay away from home. Our only problem is that we forgot to check out the manufacture of the mattress so that when we go to replace ours at home, we knew which brand to buy. Over all a fantastic vacation. A great way to celebrate our daughter's high school graduation. Thanks!

Relaxing and Beautiful

Kihei Beach Condo Unit 110 was a comfortable and convenient condo. The building itself is nothing special, however it is located ocean front on Sugar Beach. The beach is a wonderful long sandy beach. The ocean is a little calmer down on this end of Maui, so our kids could swim without life jackets! The condo grounds are very basic - but well kept. The condo itself was average. The kitchen was decently equiped. The beds were comfortable enough. The condo does not have a DVD player although it was advertised to have one. The condo binder containing information about the unit and grounds contained outdated information regarding the pool and a few other things. We loved being on the ground floor (even with the early morning tsunami evacuation!). Also, there is an aBC Store and weekday farmers market right across the street from the property - very convenient. All in all we would consider renting this unit again.
